Role: Associate / Associate Director – Building Surveying (Commercial & Major Loss)
Location: Manchester (City Centre)
Salary: £65,000–£85,000 + bonus (typically c.20%)
Experience: MRICS Building Surveyor (min. 5–7 years PQE)
My client, a well-established national property and technical consultancy, is looking to appoint an Associate or Associate Director Building Surveyor to join their Manchester team. This is a senior-level opportunity combining high-quality commercial building surveying with leadership responsibility across a specialist complex-loss advisory division.
The business has grown significantly over the last decade, operating a multi-disciplinary model centred on surveying, engineering, cost consultancy and technical advisory. They are known for their strong technical capability, collaborative culture and a diverse client base spanning commercial real estate, development, insurance, manufacturing and corporate occupiers.
Their Manchester office is a major northern hub, home to project managers, surveyors, engineers and specialists all working together in a modern, well-connected city centre workspace.
The Role
This position blends two core areas: commercial consultancy and complex-loss reinstatement. It is suited to someone who enjoys technical variety, client leadership and the chance to help shape a growing service line.
Commercial Building Surveying (approx. 50%)
Acting as a senior figure within their commercial team, you will deliver and oversee:
* Dilapidations (L&T and negotiation strategy)
* Project management & monitoring for developers and funds
* Defect analysis, condition surveys and lifecycle assessments
* Party wall / neighbourly matters
* Portfolio advisory for national corporate clients
Clients range from national developers and asset managers to manufacturing groups, investors and major UK corporates.
Major Loss / Complex Reinstatement (approx. 50%)
Working alongside the national complex-loss lead, you’ll help drive the delivery of high-value reinstatement projects and technical advisory instructions involving:
* Fire, flood, structural failure, impact and escape-of-water losses
* Building pathology and causation reports
* Defect diagnosis on complex commercial structures
* Scope, cost and quantum validation
* Design, specification and contract administration for reinstatement projects
* Leading multi-disciplinary teams on losses typically ranging from £500k–£6m
Insurance experience is useful but not essential—what matters is technical robustness, professional confidence and project leadership ability. Full training will be provided.
Key Responsibilities
* Lead and deliver complex commercial BS instructions independently
* Oversee reinstatement projects from scoping through to practical completion
* Produce clear, high-quality reports, specifications and schedules
* Apply statutory and technical frameworks including CDM, Building Regs, Party Wall etc.
* Support resource planning, fee forecasting and service development
* Act as a senior client contact, maintaining strong relationships and identifying opportunities (but no strict BD targets)
* Mentor and line-manage surveyors and APC candidates
* Contribute to the Manchester office’s strategic direction and technical standards
Requirements
* 5–7+ years PQE with strong technical grounding
* Proven delivery of professional and project services in a commercial environment
* Strong defect diagnosis, reporting and project management skills
* Experience with large or complex projects (insurance reinstatement desirable but not required)
* Confident communicator able to advise clients and lead teams
* Strong organisational and commercial awareness
* Ambition to progress into leadership
