About the Role:
We are seeking a proactive and organised
Maintenance Coordinator
to join our clients residential property management team. You will be the first point of contact for tenants, landlords, and contractors regarding property repairs and maintenance. Your role will ensure that all residential properties under management are maintained to a high standard, in compliance with health and safety regulations and landlord obligations.
Key Responsibilities
* Act as the main point of contact for tenants reporting maintenance issues, logging all requests accurately.
* Prioritise, schedule, and coordinate repair and maintenance works across the property portfolio.
* Liaise with contractors, suppliers, and external service providers, ensuring cost-effectiveness and quality of work.
* Monitor progress of works and provide regular updates to tenants and landlords.
* Ensure compliance with relevant legislation, including health & safety, gas safety, electrical checks, and fire safety regulations.
* Maintain accurate records of maintenance requests, costs, and contractor performance.
* Assist with budgeting, invoicing, and cost control for property maintenance.
* Support property managers and landlords with planned preventative maintenance schedules.
* Handle emergency call-outs, ensuring swift resolution and minimal disruption to tenants.
Skills & Experience Required
* Previous experience in property maintenance coordination, facilities management, or a similar role (residential sector preferred).
* Strong organisational and time management skills with the ability to manage multiple tasks.
* Excellent communication skills – both written and verbal – with tenants, landlords, and contractors.
* Good problem-solving ability and a practical, hands-on approach.
* IT proficient, with experience using property management or maintenance software (e.g., Fixflo, Qube, MRI, or similar).
* Knowledge of residential property compliance requirements (gas, electrical, fire safety, EPCs, etc.).
* Ability to work independently and as part of a team in a fast-paced environment.
Desirable Qualifications
* 1 years' experience as a Maintenance Co-ordinator within the residential property sector.
* Knowledge of landlord and tenant legislation in the UK.
* Full UK driving licence (if site visits required).
