Broughton Sanctuary is a unique destination rooted in wellbeing, regeneration, and conscious living. Located in the heart of the Yorkshire Dales, our 3,000-acre Estate is home to nature-inspired retreats, historic charm, and an expanding collection of thoughtfully curated holiday homes.
We are looking for a proactive and commercially driven Holiday Home Sales Manager to lead the sales and occupancy performance of our 25 holiday properties, while ensuring an exceptional guest experience. This role is pivotal in driving revenue growth, building strong partnerships, and delivering operational excellence in line with our Sanctuary values.
Role Purpose
As Holiday Home Manager, your primary focus will be maximising occupancy and revenue through strategic sales initiatives, partner engagement, and data-led decision- making. You will also oversee the day-to-day operations and guest journey, ensuring every stay reflects our commitment to quality, wellbeing, and conscious hospitality.
Sales & Revenue Growth:
* Drive sales and occupancy through proactive booking management and yield optimisation.
* Collaborate with marketing and commercial teams to implement pricing strategies, promotions, and seasonal campaigns.
* Build strong partnerships with third-party agents and develop new sales channels to increase market reach.
* Track and analyse booking trends, occupancy data, and guest demographics to identify revenue opportunities.
* Monitor competitor performance and industry benchmarks to stay ahead of the market.
Lettings & Partnership Management:
* Oversee a hybrid lettings model, balancing direct bookings with third-party listings.
* Build strong relationships with external partners to optimise occupancy, exposure and revenue.
* Ensure all listings are accurate, appealing, and reflect the Sanctuary’s high standards.
Guest Experience Leadership
* Manage the full guest lifecycle from enquiry and booking to feedback and repeat stays.
* Deliver a seamless and personalised experience that drives loyalty and positive reviews.
* Respond to guest queries and requests with professionalism and empathy.
* Actively seek ways to enhance the guest experience and increase rebookingrates.
Financial Oversight
* Manage all income and expenditure relating to holiday home operations.
* Produce regular financial reports, including occupancy, revenue performance,and cost analysis.
* Work with the finance team on forecasting, budgeting, and collections.
Operational Delivery
* Coordinate daily operations in collaboration with housekeeping, maintenance, and hospitality teams.
* Be the primary point of contact for resolving guest or property issues promptly.
Reporting & Administration
* Maintain up-to-date records for bookings, guest feedback, maintenance, and performance metrics.
* Provide regular insights and reports to the Head of Commercial on key KPIs and business performance.
Team & Values Alignment
* Champion the Sanctuary’s values of regeneration, wellbeing, and conscious hospitality.
* Foster a collaborative, service-oriented approach across departments.
* Support cross-functional initiatives that enhance the overall estate experience.
Working Hours
* Full-Time: 40 hours per week
* Saturday rota with day in lieu

Requirements
* Demonstrable success in sales-focused roles within holiday lets, boutique hotels, or property rentals.
* Proven ability to grow occupancy and revenue through strategy, insight, and execution.
* Strong interpersonal skills with a confident, customer-first approach.
* Organised and commercially aware, with experience in booking systems and CRM tools.
* Financially literate, with experience in revenue reporting and cost management.
Desirable
* Familiarity with third-party letting platforms and direct booking optimisation.
* Understanding of hospitality regulations, sustainability practices, and luxuryguest expectations.
* Knowledge of Yorkshire or similar rural, destination-led markets.
