Job Title: General Manager (Build to Rent)

Purpose of the Role
Lead day-to-day operations of a 306-unit BTR development. Oversee onsite lettings and property management teams to ensure excellent resident service and operational performance. Drive efficiency, maximise revenue, and support overall portfolio goals.
Key Responsibilities
Manage and develop onsite teams through inductions, 1:1s, performance plans, and mentoring.
Promote a high-performance, resident-focused culture.
Support wider portfolio by mentoring peers and assisting with strategy.
Leasing & Marketing
Provide local market insights and support pricing strategy.
Collaborate with marketing to deliver successful lease-up and stabilisation phases.
Monitor resident journey and leasing performance.
Operations & Compliance
Lead site checks and H&S compliance with the Facilities Manager.
Manage legal and insurance matters where applicable.
Oversee supplier relationships and ensure maintenance standards.
Finance & Commercial
Control site budgets and spending.
Review bad debts and support recovery processes.
Identify additional income opportunities and cost savings.
Customer Experience
Promote a strong sense of community through events and engagement.
Resolve complex resident issues promptly.
Drive service improvements and resident satisfaction KPIs.
Skills & Experience
Proven experience managing a residential/BTR development.
Strong leadership, communication, and customer service skills.
Budget and financial management expertise.
Solid knowledge of H&S and property compliance.
Confident decision-maker with a proactive mindset.
