Bromford Flagship LiveWest - Group Director of Regeneration
Location: Flexible / hybrid, with travel across Bromford Flagship LiveWest regions as required

Bromford Flagship LiveWest is seeking a Director of Regeneration to shape and deliver a new, group-wide approach to regeneration.
This is a newly created senior leadership role with responsibility for transforming homes, neighbourhoods and communities that are not fit for the future into safe, sustainable and thriving places. The role will help Bromford Flagship LiveWest move to a more strategic, coordinated and long-term programme of place-based regeneration.
Working closely with Strategic Place Investment, Place Planning, regional teams and wider partners, the Director of Regeneration will turn strategic intent into practical delivery. This will include identifying where regeneration is needed, shaping viable programmes, building partnerships, securing investment and ensuring customers and communities are fully engaged and supported throughout.
This is a significant opportunity to establish and lead a regeneration function at scale, helping to define how Bromford Flagship LiveWest approaches regeneration across a diverse portfolio of urban, rural and community settings.
Key responsibilities
You will:
* Set the strategic direction for regeneration across Bromford Flagship LiveWest.
* Identify and prioritise places where regeneration is required, aligned to the Place Standard and Strategic Place Investment Plan.
* Translate long-term place ambition into deliverable regeneration programmes.
* Lead complex regeneration programmes from feasibility and option appraisal through to masterplanning, consent and delivery.
* Ensure regeneration responds to customer needs, local context and place opportunity, not solely asset condition.
* Work closely with the Director of Strategic Place Investment to align regeneration priorities with long-term capital allocation decisions.
* Provide regeneration insight to support decisions on where to invest, regenerate, repurpose or exit.
* Put customers and communities at the centre of regeneration, leading meaningful engagement and building trust through change.
* Ensure customers are supported throughout regeneration activity, including decanting where required.
* Be accountable for the financial viability and performance of regeneration programmes.
* Develop budgets, forecasts and funding strategies aligned to the Group Business Plan and risk appetite.
* Maximise external funding, grant and co-investment opportunities.
* Build partnerships with local authorities, Homes England, public services, infrastructure providers and third sector organisations.
* Own regeneration governance, risk management and assurance.
* Provide clear reporting to Executive and Board on regeneration delivery, performance and outcomes.
About you
We are looking for an experienced regeneration leader who can operate strategically while also understanding what it takes to deliver complex programmes on the ground.
You may come from social housing, regeneration, development, local government, the private sector or another relevant environment. What matters most is your ability to lead regeneration at scale, work across complex stakeholder groups and shape programmes that deliver lasting outcomes for customers, communities and places.
You will bring a place-based mindset, with the ability to look beyond individual assets and consider the wider social, economic, environmental and community context. You will understand the importance of customer trust, clear communication and meaningful engagement through periods of significant change.
The successful candidate will be commercially aware, collaborative and comfortable working with limited precedent. You will be able to build a new function, establish the right frameworks and work with capable regional regeneration teams to create a more consistent and ambitious approach across the organisation.
You will also need to be comfortable with pace and change. This role requires someone who can take ownership, influence across a matrix structure and help Bromford Flagship LiveWest develop regeneration as a central part of its future strategy.
Experience and skills
You will bring:
* Senior leadership experience delivering complex, large-scale regeneration programmes.
* A clear understanding of place-based regeneration and whole-place outcomes.
* Experience leading customer and community engagement through significant change.
* Strong financial and commercial acumen, with experience of capital-intensive programmes.
* Experience working with public sector partners, funders and local stakeholders.
* The ability to shape regeneration programmes from early feasibility through to delivery.
* Strong governance, risk management and assurance capability.
* The ability to work collaboratively across investment, finance, strategy, regional delivery and customer teams.
* Clear communication and presentation skills, including experience reporting to senior decision-makers.
Experience within housing regulation, planning, mixed-tenure regeneration or strategic investment planning would be helpful, but is not essential.
A full UK driving licence is required. The role will involve travel across Bromford Flagship LiveWest regions to support programme delivery, customer engagement, partnership working and wider Director-level responsibilities.
