Assistant Lettings Manager - Stratford upon Avon - up to £32k basic £38k OTE This is a rare and great opportunity to join this leading, independent multi branch Lettings and Estate Agency brand who have been established for many decades and have built up an impressive reputation. Due to ongoing growth, they are looking for an experienced Assistant Lettings Manager to join their team in Stratford upon Avon. They are seeking a proactive and driven person to join their high-performing team of 5 with a portfolio of approximately 350 fully managed properties and an average of 12 move-ins per month, this is a fantastic opportunity to support the continued growth and success of their branch. You’ll work closely with the Lettings Manager and wider team to ensure smooth day-to-day operations, deliver exceptional customer service, and contribute to business development. This role is ideal for someone with lettings experience who is ready to take on more responsibility and develop their leadership skills. Main Duties for the Assistant Lettings Manager Role: • Assist in leading the lettings team to meet monthly move-in targets. • Support the Lettings Manager in implementing operational changes and driving business growth. • Provide updates on branch performance and future plans. • Report weekly activity figures to senior management as required. • Build strong relationships with landlords, tenants, and investors. • Provide expert advice and support throughout the lettings process. • Understand client needs and future property plans to offer tailored solutions. • Conduct market appraisals and convert opportunities into instructions. • Negotiate contracts and fees, ensuring all documentation is in place before marketing. • Take high-quality property photos and write accurate, engaging descriptions. • Identify cross-selling opportunities across services. • Pre-qualify applicants, arrange and conduct viewings. • Negotiate tenancy terms and process references and right-to-rent checks. • Prepare tenancy agreements and ensure all legal and safety requirements are met. • Liaise with Property Management teams to ensure a seamless service. Skills & Experience • Previous experience in lettings, ideally in a senior negotiator or valuer role is ESSENTIAL. • Ability to assist with managing a team effectively, both collaboratively and independently. • Strong understanding of lettings legislation and landlord/tenant law. • Proven ability to conduct market appraisals and win new business. • Excellent communication and interpersonal skills. • Highly organised with the ability to manage multiple tasks in a fast-paced environment. • Professional, confident, and client-focused approach. • Proactive approach with a clear desire to deliver results. • Proficient in Microsoft Office and lettings software. • ARLA qualification (or willingness to work towards it). • Full UK driving licence and access to own vehicle. Working Hours - Full-time, Monday to Friday 9:00am – 5:30pm (1-hour lunch break), alternate Saturdays 9:00am – 1:00pm (time off in lieu) The team at Nexus are specialists in providing high-quality recruitment solutions across the property sector.
