Job Description:
Are you ready to make a real impact in the housing sector? Join our Property Maintenance team at Gentoo as a Maintenance Surveyor (internally known as Property Inspector) within our Damp and Mould team.
We are dedicated to supporting our customers to live in safe, healthy homes, and ensuring reports of damp or mould are dealt with efficiently and effectively. We are looking for someone with expertise in identifying the causes of damp and mould, who can confidently recommend solutions and take action to resolve issues.
As a key player in our Repairs service, you'll investigate reports of damp and mould, understand their causes, provide advice to our customers, and raise repair orders to keep their homes safe and comfortable.
Training will be provided on our IT systems used for completing reports from inspections and on our damp meter used by surveyors.
A full UK driver's license is required for this position.
The role is subject to a basic DBS check paid for by Gentoo.
Key responsibilities include:
* Conduct detailed property inspections focusing on damp and mould, identify causes, and recommend effective, cost-efficient repairs or solutions. Provide guidance and information to customers as needed.
* Identify potential asbestos-containing materials on-site, coordinate asbestos survey requests, and analyze results before issuing work or permissions.
* Raise maintenance work orders (internal and subcontracted) with relevant SOR, ensuring accurate recording and timely completion of paperwork.
* Identify building defects and provide technical advice to the group, ensuring a high-quality, customer-focused service.
* Liaise with management regarding inspection outcomes and trend analysis.
* Support non-trade specific tasks and demonstrate flexibility to support the management team as needed.
Qualifications and experience we're looking for:
* Full UK Driving Licence.
* Asbestos Awareness (training provided by Gentoo); some knowledge of asbestos and property repairs is advantageous.
* ONC/HNC in Construction or equivalent work experience in a construction-related field.
* Practical knowledge of Building and Planning Regulations, Highway Regulations, and the Party Wall Act, with experience in detecting building defects and identifying causes of damp and mould.
* Experience in providing customer-focused service.
* Excellent literacy, numeracy, technical, and IT skills, with experience using handheld devices.
* Ability to work in internal/external environments.
* Strong organizational, planning, and negotiation skills.
* Ability to plan and coordinate work.
Preferred skills:
* Experience applying damp and mould treatment products.
* PASMA qualification.
