Your Role:
At EIT we are seeking an experienced and detailed orientated Asset Manager to lead the strategic and operational management of our physical asset portfolio.
This is a key role within a fast‑growing, science‑led organisation, responsible for establishing and embedding robust asset management systems and governance across laboratories, scientific facilities, clinical environments and office spaces. You will ensure full compliance with statutory, preventative and reactive maintenance requirements, while introducing predictive and data‑driven maintenance practices to support future growth and resilience.
Your Responsibilities:
* Develop and maintain a comprehensive asset management strategy aligned with business growth, regulatory requirements and long‑term estate planning.
* Establish, maintain and govern a complete and accurate asset register.
* Define asset criticality, condition and risk profiles across the portfolio.
* Oversee the full asset lifecycle, from commissioning and operation through to maintenance, renewal and disposal.
* Lead planning and readiness for new buildings, incoming sites and scientific assets, ensuring compliant occupation and operation.
* Oversee maintenance performance, statutory compliance and operational reporting for high‑risk laboratory and clinical assets.
* Lead internal audits, inspections and assurance activities.
* Implement predictive maintenance strategies using condition monitoring and data analysis to reduce downtime and extend asset life.
* Identify and manage asset‑related risks, including single‑point failures, supply‑chain dependencies and regulatory exposure.
* Lead, mentor and develop the asset team, embedding clear governance, reporting and performance metrics.
* Manage contractors and service providers against agreed KPIs and service standards.
* Support incident investigations, corrective actions, and continuous improvement initiatives.
Requirements
Essential Skills, Qualifications & Experience:
* Proven experience in asset management within laboratories, healthcare, scientific or other complex, regulated environments.
* Experience managing a large, multi‑site asset portfolio and bringing multiple buildings online concurrently.
* Strong knowledge of statutory, preventative and reactive maintenance regimes.
* Hands‑on experience with CMMS systems and asset registers.
* Demonstrated ability to lead, mentor and develop high‑performing teams.
* Strong stakeholder management skills, with the ability to collaborate effectively across internal teams and external partners.
* Excellent organisational skills with a high level of attention to detail.
Desirable Skills, Qualifications & Experience:
* Experience working in a start‑up or high‑growth organisation.
* Knowledge of ISO 55000 asset management standards.
* Experience implementing predictive maintenance technologies or data‑driven maintenance strategies.
