Senior Quantity Surveyor - Tier 1 Developer | Hertfordshire Project Location: Hertfordshire (on-site, 1 day WFH) Salary: Up to £80,000 package Contract Type: Full-time, long-term 4-6 year scheme About the Project A Tier 1 Developer has recently commenced a flagship £100m residential project in Hertfordshire, a riverside development comprising approximately 350 homes, including a mix of apartments and townhouses. This multi-phase scheme presents a fantastic opportunity for an experienced Senior Quantity Surveyor (Number 2) to join a collaborative, multi-discipline team and play a key role in the successful delivery of the development. The role will report directly to the Commercial Manager and oversee a small team of two junior QSs. This position is suitable for candidates with a strong background working for either developers or main contractors, ideally on large-scale residential schemes. Key Responsibilities As the Senior QS (Number 2), you will be responsible for managing the commercial aspects of the project, ensuring robust cost control, procurement, and subcontract management. Key duties include, but are not limited to: Cost Management & Budgeting Develop, monitor, and maintain the overall project budget in conjunction with the Commercial Manager. Track and report on expenditure, commitments, and forecasted costs, providing clear, accurate reports on a weekly/monthly basis. Assess the financial implications of site progress decisions and design changes. Monitor design variations and forecast costs for approvals. Review and prepare preliminary cost reports for approval by management. Procurement & Subcontractor Management Lead the procurement process for subcontract packages, ensuring alignment with project requirements and budget. Develop detailed scopes of work and trade packages for subcontractors. Prepare and manage tender lists and evaluate bids to ensure best value and compliance. Conduct Post-Tender and Pre-Order meetings, maintain minutes, and oversee contractual documentation. Manage subcontractor instructions, variations, and payments. Ensure all subcontract works meet company sustainability and quality standards. Team Leadership & Collaboration Directly supervise two junior QSs, providing guidance, support, and mentorship. Liaise with internal stakeholders, including design, technical, construction, and planning teams, to ensure projects are delivered on time, within budget, and to quality standards. Attend regular design team meetings, subcontractor progress meetings, and other project-related meetings as required. Communicate effectively across teams to identify potential risks, challenges, and opportunities for cost efficiencies. Reporting & Documentation Prepare monthly cost reports, subcontract monitoring spreadsheets, procurement trackers, and appointment records. Ensure all project documentation is accurate, up-to-date, and aligned with company requirements. Provide cost data to the estimating department to inform future phases and projects. Write contractual letters to subcontractors as required, in conjunction with the Project Manager. Sustainability & Compliance Support project sustainability initiatives and compliance with environmental standards. Assist in delivering workstreams to meet developer and divisional sustainability targets. Monitor and report on local performance against group sustainability strategies. Experience & Qualifications Required Proven experience as a Senior Quantity Surveyor on residential schemes with a Tier 1 Developer or main contractor. Strong site-based experience and hands-on understanding of cost management, procurement, and subcontract administration. Bachelor's degree in Quantity Surveying, Construction Management, or a related field. Professional qualification (MRICS or equivalent) highly desirable. Experience managing small teams or mentoring junior staff. Excellent communication, reporting, and stakeholder management skills.
