I’m working on behalf of a highly regarded Edinburgh-based residential developer to recruit a Quantity Surveyor to support the continued delivery of their growing project portfolio across the city.
My client delivers bespoke residential developments, including new build homes, refurbishments and complex conversions, with a strong emphasis on quality, design and long-term value. This is not volume housebuilding — projects are considered, architecturally driven and commercially well managed.
The Opportunity
This role offers the chance to take full commercial ownership of residential projects from pre-contract stage through to completion. You’ll be responsible for managing costs, contracts and subcontractor relationships while working closely with site teams, consultants and senior management to ensure projects are delivered efficiently and profitably.
The position would suit a Quantity Surveyor who enjoys being closely involved in the detail of projects and wants exposure to the full development lifecycle rather than a narrow commercial remit.
Key Responsibilities

Full commercial and contractual management of assigned residential and refurbishment projects

Preparation, monitoring and reporting of budgets, forecasts and cost value reconciliations
*
Procurement of subcontractors, materials and services, including tender preparation and analysis
*
Management of subcontractor accounts, valuations, variations and final accounts
*
Advising project teams on commercial and contractual matters throughout delivery
*
Producing regular financial reports and presenting the commercial position at project meetings
*
Supporting feasibility studies and contributing to design development to ensure cost control
*
Monitoring site progress and working collaboratively to maximise productivity
*
Ensuring compliance with relevant legislation, regulations and NHBC standards
*
Assisting with health & safety documentation where required
What I’m Looking For
*
Degree (or equivalent) qualified in Quantity Surveying
*
Experience working as a Quantity Surveyor within residential development, housebuilding or refurbishment
*
Strong commercial acumen with excellent numerical and analytical skills
*
Confident managing subcontractors, consultants and internal stakeholders
*
Organised, proactive and comfortable taking ownership of projects
*
Good IT skills, including Microsoft Word and Excel
*
Full UK driving licence
CSCS and SMSTS certification is preferred, however support can be provided where required.
