Job Overview
* Leadership & Management of 4 - 6 Supervisors (M&E / Fabric Field Managers) and approximately 40-60 engineers (mixed crafts and skills)
* To ensure efficient planning of all PM, Statutory and Reactive works and maximise the utilisation of the engineering resource team
* To ensure profitable delivery of the local maintenance service and be responsible for the financial recovery of the delivery teams within operating area.
* Day to day management of employees including conduct, performance, attendance and capability. Taking the necessary and appropriate actions to address any inappropriate behaviour or low standards, with support and advice from HR
Main Duties
* Health, Safety, Quality & Environmental Management – Ensure proactive management of all aspects of QHSE
across your team and Operational Portfolios, including Audits, Investigations, Toolbox Talks, Vehicle Checks, etc
* Planning of all PM Tasks – Overall responsibility and ownership through your team to ensure maximum
efficiency and utilisation of the engineering resource to achieve 100% Statutory and 95% Routine PM
completion every month
* Capacity Forecast – Own the Capacity Forecast and ensure this is accurately presented to the Head of
Operations every month
* Management of WIP – Lead, own and manage operational WIP reviews with your supervisory team to ensure appropriate actions are being taken to deliver the highest levels of Customer Service possible
* Lead and Manage the Performance of your Supervisors –
* Ensure effective Leadership and Management of your Supervisors so that they professionally execute and meet their Key Performance Goals
* Maximise Supervisors time in the field – Ensure effective management of your Supervisors so that they maximise their time in the field (minimum 3 days) managing the performance of their engineers, interfacing proactively with customers and owning the service delivery and issues within their customers buildings
* Extra to Contract Opportunities – Own and encourage the generation by your supervisors and their Field Engineers of Chargeable Works (P6) and ensure these are fed back to the Small Works Managers
* Sub Contracted Tasks – Utilising the Sub Contract Planners and your Supervisors, ensure effective management of all sub-contractors engaged to delivery tasks that we cannot self-deliver. Also challenge our self-delivery capability to decrease wherever possible the need and use of sub-contractors
* Customer Relationship Management – Champion proactive and engaging Customer Relationship Management from your Supervisors and your Engineers and monitor this in the field to ensure it meets the appropriate standards expected by the company
* Budget Performance – Meet and or exceed the Budget Performance Targets set within the Profit and Loss Account (P&L), utilising reports and effective management and utilisation of the team to achieve this
* To be flexible and undertake other duties to accommodate operational requirements.
What we are looking for
* Experience in either the property/M&E industries
* Demonstrable experience of team leadership or management experience
* Demonstrable experience in financial management and control
* Day to day co-ordination of operational activities
* Working within team environment
* Good communication and interpersonal skills
* A good understanding of Customer Service Levels Agreements and Key Performance Indicators
* Financial Awareness
* Have gained a technical qualification (ONC or equivalent) within the Building services or Engineering field. Or
have a strong proven background in service delivery
* Good IT skills and fluency with a range of PC packages
* Ability to work to project targets and deadlines
* Able to work in a team as well as autonomously to a high level of accuracy
