The Property Manager will coordinate the delivery of an effective, professional block, estate, and leasehold management service to a portfolio of unique developments. They will provide expertise and specialist advice on all aspects of property management, ensuring a consistent and coordinated approach across all customer groups.
What you'll be doing
1. Provide a high-quality, responsive, and value-for-money property management service to our customers.
2. Deal courteously and efficiently with enquiries concerning all types of management issues at properties managed by Plumlife (part of Great Places Housing Group specialising in home ownership and property management services).
3. Carry out scheme inspections regularly to ensure high standards are maintained.
4. Ensure a customer-focused service by communicating effectively, providing regular updates, and relaying key information to maintain visibility.
5. Prepare and monitor budgets and service charge accounts.
6. Carry out Section 20 consultations as required.
7. Plan major works, preventative maintenance, and cyclical works in accordance with manuals, specifications, and lease particulars.
8. Recognize situations requiring specialist technical support, coordinate third parties, and oversee work programs.
9. Attend residents' meetings and AGMs as required.
10. Ensure responsive and planned repairs are of high standard, delivered within budgets, and comply with legislative requirements.
11. Liaise with clients and other stakeholders.
12. Be qualified to IRPM or equivalent housing qualification or working towards it.
13. Have experience in block, estate, or property management roles.
14. Experience in delivering customer-focused service and Leasehold Management, including Health & Safety compliance.
15. Experience in setting and monitoring budgets.
16. Be IT literate.
17. Work proactively, use initiative, and meet tight deadlines under pressure.
18. Possess excellent problem-solving skills.
19. Have knowledge of leasehold, landlord, and tenant legislation, including S20 consultation processes.
20. Hold a full clean UK driving license and have access to own transport.
21. Demonstrate empathy in resolving disputes.
22. Possess excellent customer service and communication skills at all levels.
