General Summary
Under the supervision of the Regional Manager, the Community Manager oversees all leasing activities at the property.
Essential Job Duties and Responsibilities
1. Maximize rental revenue by maintaining high occupancy and minimizing vacancy loss, bad debt, and concessions.
2. Lead and supervise leasing/marketing and maintenance teams.
3. Oversee apartment turnover processes, including inspections, application processing, and unit readiness, to minimize downtime.
4. Understand site leasing trends, traffic patterns, and product availability.
5. Maintain high standards of cleanliness and maintenance for all sales and leasing areas and communicate issues promptly.
6. Enhance Net Operating Income (NOI) through revenue growth and expense management while maintaining the physical asset.
7. Adjust rents and fees based on market conditions.
8. Review and analyze monthly financial statements.
9. Manage accounts payable, including invoicing, coding, and approvals.
10. Administer leases, foster good tenant relations, and enforce lease terms. Address tenant needs and resolve issues.
11. Prepare annual budgets and review financial reports for properties, reporting to owners regularly.
12. Conduct periodic property inspections and address emergency maintenance issues.
13. Supervise third-party vendors, evaluate service contracts, and manage bidding processes.
14. Perform other tasks as assigned.
