�? Position: Management SurveyorRole OverviewReporting to the Head of Property Management,you will be responsible for overseeing and maintaining a commercial portfolio. You will ensure asset performance through effective lease management, project oversight, and stakeholder liaison.Key Responsibilities
* Portfolio Management:
o Manage a diverse portfolio (retail, industrial, etc.), handling lease renewals, rent reviews, service charge reconciliations, and change-of-use applications.
o Maintain accurate lease records, critical dates, and key contractual terms.
* Client & Stakeholder Relations:
o Act as principal point of contact for tenants, estate agents, local authorities, solicitors, contractors, and internal teams.
o Provide high-quality advice, support, and communication at all stages of lease and property management.
* Financial & Reporting Duties:
o Oversee annual budgets and service charge accounts; monitor recoveries versus budgets.
o Prepare comprehensive management reports (quarterly/annual), including KPI performance, risk assessments, and action plans.
o Work closely with finance teams to track rent roll, arrears, and cash flow.
* Project Coordination:
o Manage minor works within commercial units, including statutory compliance, refurbishments, and maintenance projects.
o Coordinate with surveyors and contractors to balance cost efficiency, quality control, and timely delivery.
* Risk & Compliance Oversight:
o Ensure properties meet statutory and environmental regulations (Health & Safety, Fire Safety, Energy Performance Certificates, asbestos, etc.).
o Identify and mitigate potential compliance issues.
* Business Development & Strategic Input:
o Identify value-add opportunities (tenant incentives, rent reviews, lease re-gears).
o Assist senior management with portfolio growth, acquisitions/disposals, and market evaluations.
Candidate ProfileEssential Qualifications & Experience
* RICS-accredited commercial property degree, or equivalent (e.g., RICS APC part-qualified/surveying diploma).
* At least 3-5 years’ experience in commercial property/real estate, with practical portfolio management know-how.
* Proven record in lease negotiations, project oversight, and stakeholder engagement.
* Deep understanding of commercial lease law, service charges, rent reviews, and relevant statutory obligations.
Technical Skills
* Proficient in Microsoft Office suite, especially Excel and Word.
* Familiarity with property management systems (e.g., Qube, VTS, MRI).
* Competency in budget creation, service charge accounting, and financial oversight.
