Facilities Manager - Build to Rent

We are seeking an experienced and proactive Facilities Manager to oversee the operations and maintenance of a prestigious Build to Rent (BTR) development. This mixed-use estate comprises luxury residential apartments, commercial units, and high-end communal spaces, requiring a professional with expertise in facilities management, planned preventive maintenance (PPM), and compliance.
Key Responsibilities:
* Oversee the hard and soft FM services of the development, ensuring high standards across maintenance, security, and cleaning operations.
* Implement and manage a Planned Preventive Maintenance (PPM) schedule, ensuring all building systems, M&E services, and communal areas are maintained efficiently.
* Manage all third-party contractors, including mechanical & electrical (M&E) services, HVAC, fire safety systems, lifts, and water hygiene, ensuring SLAs and KPIs are met.
* Conduct regular property inspections, identifying maintenance issues and ensuring timely resolution.
* Ensure compliance with health & safety regulations, fire safety standards, and environmental policies.
* Monitor and manage the estate’s FM budget, including service charge allocations, cost control, and procurement of maintenance services.
* Maintain accurate records of compliance certificates, risk assessments, and asset registers.
* Act as the primary point of contact for technical and maintenance-related resident queries, ensuring issues are addressed promptly.
* Work closely with leasing and property management teams to ensure that maintenance operations align with resident and commercial tenant expectations.
* Implement sustainability initiatives to improve energy efficiency and environmental performance.
Required Skills & Experience:
* Proven experience in facilities management, preferably within a high-end residential or Build to Rent (BTR) environment.
* Strong knowledge of PPM, M&E services, and building compliance requirements.
* Building Safety Act knowledge
* Plant Room experience
* Comes from a technical background.
* IOSH or NEBOSH certification (essential).
* BIFM (IWFM) qualification or membership (preferred).
* Experience managing service charge budgets, contractor performance, and procurement.
* Excellent leadership and team management skills, with the ability to coordinate on-site maintenance teams effectively.
* Strong problem-solving abilities and a proactive approach to estate and building management.
