1. People Management
* No direct supervisory responsibility, but may be required to assist in the induction and training of peers and new employees.
* Advise, train, and support other team members.
2. Resident & Community Contribution
* Demonstrate understanding of the Council’s Customer Care Standards to ensure resident satisfaction.
3. Operational Service Delivery
* Conduct complex and large acquisitions and disposals, as well as smaller and routine conveyancing work.
* Handle conveyancing aspects of sales to Council tenants and agreements with Housing Associations.
* Ensure relevant authority is obtained prior to transaction completion.
* Undertake correspondence related to easements, boundaries, and restrictive covenants.
* Set detailed programme for Property Aspect of Compulsory Purchase Orders and ensure timely completion.
* Deal with objections received and negotiate for agreement withdrawal.
* Supervise preparation of all documents and conduct research for inquiries.
* Prepare statements, draft and serve notices for inquiries, and ensure possession of land according to target date.
* Consult and liaise with relevant parties regarding resettlement and compensation claims.
* Undertake special projects as directed.
* Have conduct of cases in Courts, Tribunals, etc., and appear on behalf of the Council.
* Prepare and serve all Notices required under Part II Landlord and Tenant Act 1954.
4. Service Planning & Development
* Maintain knowledge of the current Team Plan and contribute to its delivery.
* Assist in the development of policy in the functional area.
5. Financial & Resource Management
* Demonstrate cost-consciousness and identify cost-effective changes to own way of working.
6. Continuous Improvement
* Identify and suggest improvements to current ways of working for a more efficient service.
7. Contacts
* Internal: All officers from Director level and Members of the Council.
* External: Members of Parliament, Members of the Public, Courts, Government Agencies, outside Solicitors, Barristers, Consultants, etc.
8. Additional Responsibilities
* Complete other reasonable tasks as required by management.
