With a long-established presence across St Andrews and the East Neuk of Fife, the business has built a strong reputation for delivering exceptional guest experiences alongside a highly personal service to property owners. The Role This is a hands-on operational leadership position suited to someone who enjoys taking ownership, improving processes, and managing multiple moving parts within a fast-paced hospitality and property environment. Working closely with the Commercial Manager, you’ll oversee the operational performance of the portfolio while driving efficiency, maintaining high property standards, and ensuring seamless coordination between guests, owners, contractors, and internal teams. The role combines operational management with commercial awareness, making it ideal for someone who can balance service excellence with profitability and long-term business growth. Key Responsibilities Take ownership of the day-to-day operational performance of the business. Lead and coordinate operational teams including maintenance, trades, cleaning, and laundry providers. Ensure all operational functions are delivered efficiently and to a high standard. Work closely with the Commercial Manager to support profitability and operational growth. Develop and improve operational systems, processes, and workflows. Oversee operational systems including maintenance schedules, compliance records, and cleaning coordination. Conduct regular property inspections to maintain presentation, maintenance, and guest standards. Manage and coordinate all maintenance activity across the portfolio. Build strong relationships with contractors and external suppliers. Ensure compliance across health, safety, and property regulations including gas safety, PAT testing, fire safety, and HMO requirements. Oversee cleaning rotas, housekeeping schedules, and property turnaround operations. Support exceptional guest and owner communication throughout the customer journey. Monitor operational costs, supplier performance, and stock management. Contribute to operational reporting, continuous improvement initiatives, and wider business planning. About You Proven experience within operations management, hospitality, property management, or a similar operational leadership role. Strong leadership and organisational skills with the ability to manage multiple priorities confidently. Commercially aware with the ability to balance operational delivery with business performance. Comfortable taking ownership and making operational decisions autonomously. Strong relationship management and communication skills. Experience managing contractors, suppliers, and operational teams. Highly organised, proactive, and solutions focused. Strong attention to detail and commitment to maintaining high standards. Comfortable using operational or property management systems. Experience within holiday lets, hospitality, or property management would be advantageous. Experience using systems such as Breezeway or Supercontrol would be beneficial. Why Apply?
