The role
The Director of Property Transformation is a pivotal senior leadership position responsible for driving the strategic transformation and operational improvement of the Housing Association’s property portfolio. Orbit Group’s 2030 strategy plans for significant change and transformation in the way we operate the property function. This role is critical in forming the three property departments (Home Repairs, Home Safety and Improvements, and Asset Management) plans, and is accountable for oversight and execution. This role is part of our Property Directorate whose purpose is to look after our homes, ensuring the homes we provide and the communities we create are high quality, safe and sustainable.
What you’ll achieve
This role leads the transformation program for the property directorate, ensuring homes are safe, sustainable, and support resident well-being. The Director drives major changes, embeds operational excellence, and fosters innovation across the directorate, in partnership with other senior leaders.
* Develop and implement a comprehensive property transformation strategy.
* Collaborate with Property Leadership teams to lead the development of a value-driven roadmap for the transformation of property operations.
* Identify requirements for improvement and innovation and lead the delivery of major property transformation initiatives across process, technology and people.
* Embed a culture of collaboration, innovation and continuous improvement.
* Take financial accountability for the property operations budget, influencing budgets more than £100m per annum.
* Develop and deliver short, medium and long-term savings and customer improvement plans for property.
* Provide visionary leadership to a team of property professionals, planning for future needs and succession.
What you’ll bring
Essential skills
* Leadership experience with extensive project or change management ideally within property, housing or related sectors.
* Proven track record of designing and delivering large-scale transformation programmes.
* In-depth knowledge of property management, facilities management and asset management, including technical and operational leadership.
* Experience in developing policies, procedures and business plans to manage risk and ensure business compliance.
* Strong analytical and problem-solving skills: ability to interpret complex data to drive performance improvements.
* Experience managing significant budgets and monitoring financial performance.
* The ability to travel extensively across Orbit’s geographies as required.
