Commercial Manager Location: Mayfair, London Project: £45m mixed use super prime scheme including art gallery, members club and prime apartments Our client is seeking an experienced and dynamic Commercial Manager to join their team for a prestigious £45 million art gallery and super prime apartment scheme located in Mayfair, London. As a key member of the project team, you will be responsible for the commercial management and delivery of this high-profile development, ensuring it meets all financial and contractual requirements. Key Responsibilities: Financial Management: - Oversee the financial performance of the project, including budgeting, cost control, and forecasting. - Prepare detailed cost reports and financial statements for senior management. - Manage project cash flow and ensure timely payments to subcontractors and suppliers. Contract Management: - Negotiate and manage contracts with clients, subcontractors, and suppliers. - Ensure compliance with all contractual obligations and manage any disputes or claims. - Draft, review, and approve all contractual documentation. Procurement: - Lead the procurement process, including sourcing, tendering, and negotiation of contracts. - Ensure the selection of high-quality subcontractors and suppliers in line with project requirements. Risk Management: - Identify and manage commercial risks and opportunities throughout the project lifecycle. - Develop and implement risk mitigation strategies. Team Leadership: - Lead and mentor a team of quantity surveyors and other commercial staff. - Foster a collaborative and productive working environment. Stakeholder Management: - Maintain strong relationships with clients, consultants, and other stakeholders. - Provide regular updates and reports to stakeholders on project progress and financial status. Qualifications and Experience: Educational Background: - Bachelors degree in Quantity Surveying, Construction Management, or a related field. - Professional membership with RICS or a similar recognized institution. Experience: - Minimum of 8-10 years of experience in commercial management within the construction industry. - Proven track record of successfully delivering large-scale, high-value projects, preferably in the residential or cultural sector. - Experience working with tier 1 or 2 main contractors is highly desirable. Skills: - Strong financial acumen and detailed knowledge of commercial and contract management. - Excellent negotiation and communication skills. - Ability to lead and motivate a team effectively. - Proficiency in relevant software such as MS Office, project management software, and financial management tools.
