A growing, family-run property company in Surrey is looking for a confident, organised, and proactive Residential Property Manager to oversee a portfolio of around 350 residential units. Working closely with the Facilities Manager, Accounts team, and MD, you’ll take charge of managing seven external agents and ensuring the smooth running of the entire residential portfolio.
Key Responsibilities
* Lead and manage seven Residential Property Management Agents
* Build strong agent relationships and run quarterly service review meetings
* Approve property-related invoices
* Maximise occupancy and manage rent reviews
* Oversee freehold/leasehold block management and student lettings
* Review inspections, identify upgrade needs, and drive preventative maintenance
* Assess PO requisitions and ensure best value on works
* Work with the commercial manager to achieve cost efficiencies
* Manage all maintenance and utility contracts (boilers, lifts, fire safety, etc.)
* Oversee service contracts and ensure compliance on MRI Qube
* Analyse expenditure, identify savings, and report quarterly
* Handle insurance claims from start to finish
* Manage licence applications and process service charge invoices
What We’re Looking For
* 2+ years’ residential property management experience
* Strong communication skills and the ability to build great working relationships
* Solid IT skills (Microsoft Office essential)
* Experience with MRI Qube or similar systems
* Highly organised, detail-focused, and confident taking ownership
* Able to work independently, meet deadlines, and maintain a positive, can-do attitude
