Property Manager

Hybrid working will commence once initial training is completed. Depending on relevant experience and learning speed, training typically takes 3 months. During this period, you must be prepared to commute to Chelmsford daily until your training is deemed complete.

After training, the role will primarily be remote, with 4 to 6 days each month expected at the Chelmsford office. This may vary slightly on occasion, but the role will mainly be hybrid post-training.

Ideally, candidates will have experience in Residential Property Management. We will also consider those with Commercial or Block Management backgrounds who can demonstrate strong customer service or problem-solving skills.

The main responsibility is managing maintenance issues across a portfolio of fully managed properties.

Since there will be no face-to-face client contact, candidates must understand the importance of high customer service standards, possess strong problem-solving skills, and have excellent verbal and written communication abilities.


The Role:

1. Ensuring gas safety checks are up to date.
2. Ensuring electrical safety checks are up to date.
3. Arranging inventories, check-in, and check-out appointments.
4. Advising utility companies of meter readings.
5. Coordinating estimates and repairs with contractors.
6. Negotiating and managing renewal contracts.
7. Handling deposit returns and related repairs or cleaning.
8. Drafting final repair statements for accounts.
9. Managing day-to-day correspondence.
10. Tenant referencing and monitoring via referencing agencies.
11. Preparing tenancy agreements.
12. Sending EPC instructions via the website.


Skills Required:

* A calm, resilient personality with strong character, essential for handling issues like deposit returns or repairs.
* Systematic approach coupled with strong administrative skills.
* Excellent problem-solving abilities.
* Ability to work under pressure while maintaining attention to detail.
* Secretarial skills are beneficial for generating correspondence; longer reports can be dictated or prepared by others if needed.


Additional Notes:

* This role is pivotal, focusing on property maintenance, management, and deposit resolution at tenancy end.
* The candidate must skillfully manage relationships with landlords and tenants, balancing their often conflicting needs.
* The role can be demanding but offers the opportunity to build long-term professional relationships with landlords, most of whom are industry professionals.
* You will also interact with industry professionals and corporate clients.


Remuneration:

* Basic salary from GBP 26,000 to GBP 30,000, depending on experience, plus bonuses.
* Working hours are Monday to Friday, 8:30 am - 5:30 pm, with occasional Saturdays (about 1 in 6), for which a day off in lieu will be provided if worked.
