Construction Project Manager / Building Surveyor - Drive the Growth of a Rapidly Expanding QSR Franchise

Are you a hands-on Construction Project Manager or Building Surveyor who takes pride in delivering high-quality projects on time and within budget?
We're working with an established real estate business and one of the UK's fastest-growing fast-food franchisees. With over 120 restaurants across Greater London, the Midlands, East Anglia, the Home Counties, Western England, and Wales, the business is entering an exciting new phase of expansion.
Founded over 30 years ago, this privately run, family-owned company combines a strong heritage with ambitious growth plans. They're now looking for a dynamic and experienced construction professional to lead their nationwide modernisation and new-build programme - delivering new sites and re-imaging existing restaurants to the highest standards.
The Project Manager Role
As Construction Project Manager, you'll take full ownership of multiple capital projects, ensuring every restaurant reflects the brand's quality, efficiency, and innovation.
You'll lead the end-to-end delivery of:
* Restaurant refurbishments: 20-30 sites per year
* New builds: 3-5 greenfield developments annually
From feasibility and planning to handover and opening day, you'll balance cost, quality, and speed to deliver exceptional results.
Key Project Manager Responsibilities:
* Project Delivery: Lead fit-out and new-build projects from concept through to completion.
* Budget Management: Control budgets ranging from £100k-£2m, ensuring strong value engineering and cost efficiency.
* Planning & Compliance: Manage planning applications, landlord approvals, and licensing.
* Contractor Management: Tender, appoint, and oversee contractors and consultants.
* On-Site Execution: Ensure programme, safety, and quality standards are met with minimal operational disruption.
* Capex Oversight: Audit existing sites and scope future capital works.
* Stakeholder Communication: Liaise effectively with Operations, Finance, and Executive teams.
* Sustainability: Champion sustainable design, low-carbon materials, and energy-efficient solutions.
* Continuous Improvement: Capture learning's and streamline future roll-outs for improved delivery.
What We're Looking For
Essential:
* Proven experience delivering multi-site retail or hospitality construction projects
* Experience managing a £5m+ annual capital expenditure portfolio
* Strong knowledge of UK building regulations, CDM 2015, and H&S standards
* Commercially astute with strong cost planning and negotiation skills
* Clear, confident communicator capable of influencing at board level
* Full UK driving licence and willingness to travel nationwide
Desirable:
* Experience with QSR brands (e.g. KFC, McDonald's, Burger King)
* Chartered (RICS / MCIOB) or qualified (Prince2 / APM)
* Proficiency with BIM, Procore, or other digital project management tools
* Familiarity with BREEAM, LEED, or sustainable building frameworks
