Position Overview
* Lead the Maintenance function providing both a reactive and proactive multi-skilled service on all operational equipment and hotel infrastructure
* Responsible for planned scheduling creation and overseeing the adherence and timely completion of work carried out
* Increase site operational effectiveness, improve project delivery, and reduce equipment failure and room downtime
* Manage and implement improvement plans, driving KPIs while ensuring Health, Safety and Environmental requirements are adhered to
* Manage the technical best practice for the team and establish standard policies and procedures while leading the department and mentoring direct reports
* Implement and manage continuous improvement of maintenance services, highlighting recommendations for change where necessary
* Ensure maintenance is completed in cluster hotels with effective use of resources
* Identify potential lifecycle deficiencies and produce capital budgets to match lifecycle expectations
Main Responsibilities
* Implement best-practice maintenance vision, strategy, policies, processes and procedures to improve operational performance and reduce energy consumption
* Contribute to new business initiatives and projects and assess their impact on maintenance activities
* Complete monthly performance evaluations relating to operational effectiveness
* Develop and maintain strong relationships with internal and external stakeholders to ensure optimal performance
* Produce monthly reports for Hotel General Manager and Regional Technical Manager
* Conduct monthly team meetings and carry out duty management shifts
* Maintain professional partnerships with suppliers, contractors, team and other stakeholders
* Manage customer relations with guests, staff and suppliers to enable early identification and timely resolution of issues
* Use reporting to identify options and opportunities for improvement in service quality across the hotel and support UK and Northern Europe region
Compliance
* Ensure compliance with health, safety and environmental policies and procedures to ensure safety and wellbeing of staff and guests
* Keep up to date with changes in legislation
* Inspect works to ensure compliance with required standards and performance targets and take corrective action as directed
* Conduct risk assessments of processes and tasks in the hotel
* Ensure risk and method statements are reviewed annually
* Identify and rectify health & safety hazards
* Keep statutory certificates current
* Manage relationships with government representatives and AccorInvest and Accor Health & Safety teams
* Chair Health & Safety committee meetings and produce minutes
* Identify and implement environmental initiatives and energy-saving initiatives
* Monitor and manage utility costs
* Complete monthly energy records and reports
Project management
* Plan, manage and coordinate projects and maintenance works including budgets
* Engage effectively with professional technical and service delivery partners
* Deliver small-scale projects (P%L) including lifecycle works while ensuring performance quality and timely risk management
* Produce information, analysis and reports to inform line management of progress, problems and resolutions
* Negotiate with suppliers to maximise value from the supply chain
Recruitment & Personnel
* Recruit, supervise and train maintenance team
* Coach and mentor a high-performing, autonomous maintenance team
* Provide technical expertise and support to the teams
* Complete departmental performance reviews
* Allocate appropriate human resources
* Set department objectives and KPIs; review ongoing performance of direct reports
* Report on achievement of targets and identify required actions
