Take control of your career. Be your own boss. Build your future in property.
If you are motivated, entrepreneurial, confident, and determined to succeed, this opportunity offers total freedom, full flexibility, and uncapped earning potential.
Why This Role is Different
Most employed agents spend their days restricted by office rules, salary caps, and managers telling them what they can or cannot do. Here, you have the chance to:
* Work independently, not by yourself – supported with proven systems.
* Retain 50% of the agency fees on every successful residential sale.
* Build your own pipeline and client base, rather than feeding into someone else's business.
* Decide how much you earn – one property sale per month could be enough, or you could build a career selling multiple homes every week. There is no cap.
Imagine this: you successfully sell a £300,000 property with a 1% agency fee (plus VAT). The total fee is £3,600 including VAT. Net of VAT, that's £3,000. Your share: £1,500. Sell two of those in a month and you've earned £3,000. Sell ten in a month and you've earned £15,000. There are no limits.
What You'll Be Doing
As an independent estate agent, your role is entrepreneurial and client-facing. Your success depends on your drive, communication skills, and ability to win business. Day-to-day, you will:
* Prospect for leads and generate new business opportunities through local networking, canvassing, and relationship building.
* Carry out property valuations and market appraisals, advising clients on pricing and market strategy.
* Arrange and conduct viewings with potential buyers, presenting properties in a professional and persuasive way.
* Negotiate offers between buyers and sellers, handling delicate conversations with professionalism.
* Build and maintain strong relationships with vendors, ensuring exceptional client service.
* Manage your own diary, pipeline, and workload, working at the times and pace that suit you.
* Represent yourself with professionalism and integrity in the local marketplace.
Who This Role Suits
This is not for everyone. This role suits people who are:
* Ambitious – you want more than just a payslip.
* Self-motivated – you can get up every day and drive yourself forward.
* Confident – you are comfortable meeting people, giving valuations, and negotiating.
* Entrepreneurial – you see opportunities and act on them.
* Resilient – you can handle setbacks, pushbacks, and rejections, and keep moving forward.
* Passionate about property – you have a genuine interest in the housing market and helping people move.
Previous estate agency experience is desirable but not essential. More important is your attitude, drive, and ability to learn quickly.
What You Get in Return
Although this is a performance-based, independent role, you are not left on your own. You will be provided with:
* Access to Rightmove and Zoopla – giving your listings maximum exposure.
* CRM system – manage your leads, vendors, buyers, and pipeline effectively.
* Marketing support – professional leaflets, business cards, and branded materials to help you prospect.
* Professional photography, videography, and 360° virtual tours – so your listings stand out in a competitive market.
* AML checks and compliance support – ensuring you stay on the right side of the law.
* Sales progression support – so you can focus on finding new business while admin and progression are handled for you.
* One-to-one mentoring and ongoing advice – to help you improve valuations, win instructions, and close more deals.
This combination allows you to operate with the professionalism of a large estate agency, while still enjoying the freedom of independence.
Earnings Potential
Your earnings are entirely dependent on your performance. Examples:
* Sell one £300,000 property at 1% + VAT → £1,500 income share to you.
* Sell two £400,000 properties at 1.25% + VAT → £5,000 income share to you.
* Sell a £750,000 property at 1% + VAT → £3,750 income share to you.
* Sell five properties in a month averaging £250,000 at 1% + VAT → £6,250 income share to you.
Whether you want a modest side income or to build a high six-figure business, this role gives you the tools and platform to make it happen.
Important Information
* This is an independent, performance-based role.
* There is no basic salary, no retainer, no hourly wage.
* You will be responsible for your own tax, NI, and business expenses.
* You may be required to provide a valid Basic DBS check (Disclosure and Barring Service certificate).
* You must hold a valid UK driving licence and have access to a car.
Flexibility and Lifestyle
This is your business, your way. Want to work evenings and weekends? You can. Prefer to structure your day around family commitments? That's fine too. You decide how you operate, how many clients you take on, and how far you want to scale.
Unlike employed estate agency roles, there is no boss telling you when to clock in or out, and no arbitrary targets forced on you. Success is defined by your own ambition.
Culture and Support
While you will be independent, you are not isolated. You will have access to a supportive network of professionals, guidance from experienced mentors, and the same marketing and compliance tools as established agents.
This model is designed for people who want to enjoy the best of both worlds: independence and autonomy, backed by professional systems and branding.
