Spencelooker Recruitment is delighted to be retained by a highly successful UK property company with significant commercial, residential and land assets across the UK to appoint a Head of Storage Operations.

This is a rare opportunity to join an entrepreneurial and well-capitalised business with ambitious plans to expand its storage platform through a combination of open storage, container storage and self-storage operations. The business is investing heavily in the sector and is seeking an experienced operational leader to drive performance across existing locations whilst leading the launch of new sites nationwide.

Reporting directly to senior leadership, you will take ownership of the operational performance, growth and development of multiple storage brands across the UK, helping to establish a market-leading platform within the storage sector.

The Role

This is a strategic and hands-on leadership position combining operational management, commercial performance and business growth.

You will be responsible for ensuring existing facilities operate efficiently and profitably, whilst leading the mobilisation and launch of new storage locations across the UK. Working closely with property, asset management and development teams, you will play a key role in shaping and delivering the company's long-term growth strategy.

Key Responsibilities

• Lead the operational performance of a national portfolio of open storage, container storage and self-storage facilities.
• Develop and implement operational strategies to maximise occupancy, revenue and customer retention.
• Oversee the launch and mobilisation of new storage sites, including fit-out, branding, systems implementation and operational readiness.
• Recruit, develop and lead operational and site-based teams across the portfolio.
• Establish and maintain best-in-class customer service standards across all brands.
• Drive sales performance, pricing strategy and occupancy growth.
• Implement operational processes, systems, KPIs and reporting structures.
• Ensure compliance with all health & safety, regulatory and risk management requirements.
• Manage contractor and supplier relationships across maintenance, security, technology and facilities management.
• Work closely with senior leadership to identify expansion, acquisition and growth opportunities.

About You

We are keen to speak with commercially minded storage professionals who can demonstrate:

• Significant operational leadership experience within self-storage, container storage, open storage or a related sector.
• Experience managing multiple sites and operational teams.
• A strong understanding of sales, occupancy management and customer acquisition strategies.
• Experience opening, mobilising or integrating new storage.
• An entrepreneurial mindset with the ability to operate within a dynamic and growing business.
