Job Summary

The Building Maintenance Technician III is a position responsible for installing, inspecting, repairing, and performing preventive maintenance on a variety of systems, including mechanical, electrical, plumbing, HVAC, safety, and waste management. The technician also handles basic facilities maintenance, construction, and repair tasks, ensuring that all work meets service, quality, and safety standards.


Job Duties/Responsibilities

1. Perform routine inspections, repairs, and preventative maintenance of mechanical, electrical, plumbing, and HVAC systems.
2. Address safety and waste management system issues as required.
3. Complete basic facilities maintenance tasks, such as painting, drywall repair, carpentry, and fixture installations.
4. Assist with various facility projects and coordinate facility improvements.
5. Log and track maintenance activities using a work order system.
6. Maintain professional and respectful communication with residents, addressing maintenance requests through the established work order system.
7. Ensure timely responses to work orders while maintaining professional boundaries and scope of duties.
8. Communicate with Property Manager regarding scheduled maintenance, inspections, or repairs, refraining from engaging in personal matters outside facility maintenance.
9. Collaborate with or assist trade contractors on complex projects and repairs.
10. Work independently, managing a wide range of maintenance duties under general guidance from supervisors.
11. Maintain the exterior of the property daily to ensure clean and acceptable curb appeal.
12. Supervise all work performed by outside contractors, ensuring satisfactory completion and keeping the Property Manager informed.
13. Make recommendations to the Property Manager for repairs and improvements to maintain property quality.
14. Respond to and complete work orders in a timely and professional manner.
15. Coordinate with the Property Manager on move-ins and move-outs, maintaining a schedule for timely apartment make-readies.
16. Ensure apartments scheduled for move-ins are fully prepared before the move-in date.
17. Maintain and oversee proper maintenance of all common area amenities.
18. Regularly inspect common area lighting, sprinkler systems, fire prevention systems, and fire extinguishers, as required.
19. Establish and follow a preventive maintenance program for the property (e.g., air filter replacements).
20. Become familiar with all equipment operations, maintenance requirements, warranties, and manufacturer recommendations for properly maintaining equipment.
21. Coordinate with the Property Manager to ensure the availability of on-call personnel for after-hours, weekend, and holiday emergencies.
22. Maintain an up-to-date inventory of all equipment, tools, and supplies required for property maintenance.
23. Ensure compliance with OSHA regulations and the hazardous chemicals program.
24. Regularly use various communication methods (email, text, phone, etc.) and database practices as required by the position and supervisor.
25. Perform other relevant duties as assigned by the Property Manager.
26. Use appropriate safeguards to ensure the confidentiality, integrity, and security of client protected health information (PHI) as required by HIPAA.
27. Adhere to company policies regarding resident interaction and direct any non-maintenance-related issues to the Property Manager or appropriate personnel.
28. As a mandated reporter, follow agency policies and procedures to report to the proper agency when there is suspicion or confirmation that a child or adult has been a victim of abuse or neglect.
29. Adhere to the tenets of Catholic Social Teaching and Catholic Doctrine.
30. Perform as a team member to help achieve productivity outcome measures.
31. Perform related functions necessary to support the mission and core values of Catholic Charities.


Job Qualifications

To perform this job successfully, an individual must meet the minimum qualifications listed below. These qualifications are representative of the knowledge, skill, and/or ability required to perform this job. This position requires a skilled and experienced technician who can effectively manage complex duties in maintaining and improving facility operations.


Education/Experience

* High school diploma or equivalent required.
* 3-5 years of experience in building maintenance or a related field.
* Full proficiency in a broad range of maintenance and repair activities.
* Strong problem-solving skills and attention to detail.
* Ability to follow safety standards and work in compliance with building codes.
* Excellent organizational and time-management skills.
* Regularly stand, climb, walk, hear/listen, and talk.


Certificates/Licenses

To perform this job successfully, an individual must have a driver's license and the ability to drive for work use. Must successfully pass a background check as applicable to position.


Physical Abilities

* Stand, climb, walk, hear/listen, talk regularly.
* Lift up to 50-100 pounds, pull/push, carry, grasp, reach Frequently.
* Sit, crawl, stoop, kneel Occasionally.
* Clearly see 20+ feet, with or without corrective lenses, ability to focus.

* Supervisory Skills: this position does not have supervisory responsibilities.


Workplace Environmental Conditions

* Noise: exposure to constant or intermittent sounds capable of causing hearing fatigue.
* Exposure to Trauma: staff provide services to vulnerable community members, including those with behavioral health challenges or trauma exposure.
* Heat: subject to high temperatures
* Cold: exposed to low temperatures
* Atmospheric Exposures: exposure to dust, fumes, vapors, or mist
* Client Population may include persons involved in gangs, with substance abuse concerns, homelessness and/or tendencies towards violent behavior.
* Potential for exposure to illicit drugs and air-borne contaminants (proper PPE provided).
