Position Overview

This position is accountable for providing assistance to the Senior Portfolio Manager in maintaining high service standards, managing building operations within budget, and delivering excellent customer service to tenants.

Requirements

* MDA experience
* Broad understanding of property as an investment
* Knowledge of responsibilities of various role players involved in property
* Ability to read, understand, and interpret financial reports
* Valid driver’s license and own vehicle
* NQF4 qualification
* Degree in Real Estate Management, Property Management, Project Management, or Business Management
* Experience in sectional title scheme management and property management

Key Responsibilities

* Collaborate with property management team to achieve goals
* Staff management, motivation, and performance oversight
* Liaise with developers and asset management on snagging and warranties
* Manage facilities cost control processes
* Liaise with tenants and resolve queries
* Represent the company in rental tribunal matters and dispute resolution
* Prepare and manage annual building budgets
* Oversee portfolio performance across South Africa, Namibia, Botswana, and Kenya
* Ensure municipal recoveries cover costs; investigate discrepancies
* Plan refurbishment projects aligned with strategy and budget
* Review tenant arrears and take remedial actions
* Assist with occupancy and leasing efforts
* Implement and bill fines for conduct infringements
* Ensure recoverable maintenance expenses are billed correctly
* Verify expenses are legitimate and supported by invoices
* Prepare monthly reports
* Maintain and record fire certificates; ensure compliance and servicing
