Overview
We have an exciting opportunity for an experienced New Homes Sales Consultant to join our expanding team supporting developments in Aberdeen City/ Aberdeenshire. The successful candidate will be responsible for guiding prospective buyers through the entire home-buying process, ensuring a high-quality customer journey from initial enquiry to post-handover support.
Role
* Welcome and assist all visitors, answer telephone and email enquiries promptly, and provide information on all current developments.
* Qualify all leads and refer to Bancon Homes’ specialist Mortgage Advisor where appropriate.
* Follow up all enquiries within agreed timescales to optimise sales opportunities.
* Refer all reservations to panel solicitors and assist with related documentation.
* Negotiate sales within defined parameters and secure reservations.
* Ensure all clients receive a professional and consistent service that would lead them to recommend Bancon Homes.
* Build and maintain strong relationships with potential and existing customers throughout their buying journey.
* Provide clear information about key milestones, estimated entry dates, and post-completion procedures.
* Maintain a comprehensive and accurate customer database with all relevant contact and transactional information.
* Conduct pre-contract meetings, colour choices appointments, and new home demonstrations.
* Manage a smooth and professional handover process in line with company procedures.
* Liaise regularly with the site team to understand build progress, handover dates, and stock availability.
* Ensure all show homes and stock plots are presented to a high standard.
* Monitor and report on competitor activity, pricing, customer incentives, and market conditions.
* Support the marketing team with feedback and ideas for local promotions and events.
* Ensure compliance with health and safety policies, the Consumer Code, NHQB, and other regulatory frameworks.
* Ensure the People Safe Alarm is always fully charged and in use during site visits.
* Keep sales and promotional materials up to date and well-presented.
* Organise and participate in weekly site/sales meetings with the Site Manager or Assistant Site Manager.
* Support sales events and launches, including evenings and weekends where required.
* Working pattern: Thursday – Monday, 10am-5pm.
Skills and experience required
* Previous new homes sales experience preferred, but not essential.
* Strong interpersonal and communication skills.
* Customer-focused with a commitment to excellent service.
* Confident negotiator and relationship-builder.
* Highly organised with attention to detail.
* Self-motivated and target-driven.
* Adaptable to changing priorities and a dynamic work environment.
