Pre-Construction Manager Location: Essex based but covering the surrounding counties Salary: £58,000 per annum depending on experience Contract: Full time, Permanent About John Ford Group: John Ford Group specialises in building, extending, and adapting homes for individuals who have been catastrophically injured through personal or medical injury claims. Job Summary: The Pre-Construction Manager will lead all pre-construction activities for the company, ensuring that projects are thoroughly planned, designed, and prepared before being handed over to the Construction Manager for delivery. This pivotal role requires strong client engagement, technical expertise, and project management skills. This role would particularly suit a Quantity Surveyor (QS), or someone with a background and qualification in quantity surveying, who is keen to broaden their experience and take a leading role in pre-construction management. Strong IT skills are essential, including expertise with project planning software—experience with Asta Powerproject is highly desirable. In addition to this you will be responsible for: • Client Engagement: Visit prospective clients to understand their needs and expectations. Build and maintain strong client relationships throughout the pre-construction phase. • Site Surveying and Assessment: Conduct detailed site surveys and feasibility assessments for proposed adaptations. • Design Coordination: Work collaboratively with architects, designers, and clients to develop appropriate adaptation designs. Oversee the preparation of drawings, specifications, and technical documents. • Cost Management: Prepare accurate cost estimates and budgets for small works. Arrange for tender documentation and manage the tendering process for large projects. • Project Planning: Attend pre-tender site visits and meetings with contractors. Liaise with external consultants and contractors to ensure project requirements are clearly communicated. Prepare and manage project programmes using relevant IT systems or software (Asta Powerproject preferred). • Handover to Construction: Compile and deliver comprehensive project handover packs to the Construction Manager, including all relevant documentation, drawings, and client information. Ensure smooth transition from pre-construction to construction phase. • Quality and Compliance: Ensure all pre-construction activities comply with relevant regulations, standards, and best practices. • Continuous Improvement: Identify opportunities to improve pre-construction processes and project outcomes. Collate and document Standard Operating Procedures (SOPs) for pre-construction activities. Skills and Experience Essential: • Proven experience in a pre-construction, project management, surveying, or design coordination role within the construction or adaptation sector. • Quantity Surveying experience and qualification highly desirable. • Strong technical knowledge of building regulations, accessibility standards, and construction methods. • Strong IT knowledge with the ability to use project management and planning software; experience of Asta Powerproject is highly preferred. • Excellent communication and interpersonal skills, with the ability to engage effectively with clients, contractors, and internal teams. • Ability to prepare detailed cost estimates and manage budgets. • Experience in site surveying, design coordination, and contract management. • Highly organised, with strong attention to detail and problem-solving abilities. Desirable: • Formal qualification in construction management, surveying, architecture, or a related field. • Experience working on disability adaptation projects or with vulnerable client groups. • Familiarity with tendering processes and contractor management. • Familiarity with Court of Protection and Personal Injury litigation processes.
