Role Purpose
We are seeking a high:calibre Technical Services Manager to act as the primary technical authority for a high:profile estate. You will be responsible for the strategic and operational management of all mechanical and electrical building services, ensuring 100 uptime, statutory compliance, and technical excellence.
This role requires a leader who can navigate the complexities of high:availability environments such as Data Centres, Luxury Hotels, or Premium Residential developments, where service continuity and resident/guest satisfaction are paramount.
Key Responsibilities
* Technical Leadership and Governance
o Act as the site specialist for all LV/HV electrical distribution, HVAC, and critical plant. Lead on complex fault diagnosis and infrastructure lifecycle planning.
o Serve as the Authorised Person for High Voltage and Low Voltage systems, managing isolations, switching schedules and ensuring all works are conducted in accordance with safety rules.
o Ensure 100% compliance with UK legislation (e.g., L8, F:Gas, BS 7671, Fire Safety). Maintain the compliance dashboard and logbooks audit-ready.
o Develop and oversee the Planned Preventative Maintenance strategy, utilising CAFM data to move toward predictive maintenance and asset life extension.
* Operational Excellence
o Manage and mentor a team of multi-skilled engineers and supervisors, fostering a culture of technical pride and continuous professional development.
o Ensure all reactive tasks and PPMs are closed out within contractual SLAs and KPIs, maintaining the highest standards of workmanship.
o Enforce Safe Systems of Work, including management of the Permit to Work system, reviewing high-risk RAMS and conducting regular site safety tours.
o Lead procurement and performance management of specialist vendors, ensuring they meet the technical and safety standards required for the site.
* Commercial and Strategic Support
o Manage the technical operational budget, including WIP, debt and procurement of specialist parts and services.
o Identify, scope and deliver life-cycle replacement projects and energy-saving initiatives, ensuring minimal disruption to site operations.
o Proactively identify opportunities to reduce carbon footprint and energy consumption through plant optimisation and new technology implementation.
Candidate Requirements
Technical Qualifications (Essential)
* Electrical Bias: Fully qualified to a minimum of NVQ Level 3 or equivalent in an Electrical discipline.
* High Voltage (HV): Proven experience as an HV Authorised Person (AP) within a critical or high-spec environment.
* Professional Membership: Ideally educated to HNC/HND or Degree level in Building Services or Electrical Engineering.
* Standards: Solid understanding of BS 7671 (18th Edition) and C and G 2391 (Inspection and Testing).
Experience
* Sector Expertise: Minimum of 5 years experience in a management role within a Luxury Hotel, Data Centre or High-End Residential environment.
* Critical Systems: Demonstrable experience managing critical infrastructure (e.g., UPS systems, generators, chilled water systems).
* Leadership: Proven track record of leading technical teams through complex maintenance cycles and emergency response scenarios.
* Compliance: Strong working knowledge of SFG20 and UK Health and Safety legislation.
