Architectural Technician / Technical Coordinator Lotus Homes, based in Banbridge Co. Down, one of Northern Irelands leading Residential Development Companies, with several ongoing developments across Northern Ireland. Due to our continued growth, we are looking to recruit a Architectural Technician / Technical Coordinator to our residential team. Job Purpose: The role will involve providing support to the design and construction teams by preparing, managing, and updating CAD drawings, site layouts, and detailed design information for residential housing developments. This will involve working closely with internal departments and external consultants to ensure accurate, coordinated, and compliant drawings are produced for planning, technical approval, and construction purposes. Whilst this role involves working on our residential sites located across Northern Ireland, the postholder will be based at our Banbridge office. Key Responsibilities: Drawing Production Prepare 2D CAD drawings, including site layouts, house type plans, elevations, and details for planning and construction. Prepare lease transfer maps for conveyancing. Update and revise drawings in line with design changes, planning conditions and feedback from other departments. Maintain drawing accuracy, documents registers and revision control. Design Coordination Liaise with external consultants (architects, engineers, planners, etc.) to integrate design information. Assist in coordinating consultant drawings (architectural, civil, structural, services) to ensure alignment and buildability. Review drawings for consistency, accuracy, and compliance with design intent. Technical Support Support the preparation of technical submission packages (Building Control, NHBC, utility providers, etc.). Assist in reviewing consultant information and identifying potential design conflicts or errors Site & Construction Support Assist with drawing mark-ups and updates arising from site queries, design changes, or red-line revisions. Coordinate consultant responses to RFIs, design changes, and as-built documentation. Liaise with site managers to clarify design intent when needed. Skills and Experience Essential: Must have a HND / Diploma / Degree in Architectural Technology, or related discipline. A minimum of 3 years experience in a similar role within residential development, architecture, or construction. Proficiency in 2D AutoCAD and a good understanding of residential construction detailing and site layout planning. Must have an understanding of utilities coordination and site infrastructure layouts. Working knowledge of NI Building Regulations and NHBC/Building Control submission requirements. Strong attention to detail and accuracy. Good communication and teamwork skills. Have a Proactive attitude and ability to manage workload to meet deadlines. Full UK driving license and access to a vehicle. Desirable: Previous experience working for a residential developer or housebuilder in Northern Ireland. Previous experience in coordinating consultant information.
