Overall team / department purpose
- The Compliance & Legal team is responsible for meeting all statutory and property-related compliance and legal obligations regarding assets.
- This includes contract management, quality assurance, legal services, guidance to Group functions, and ongoing property compliance reporting and improvement.
Key role priorities
- Ensuring compliance with statutory duties under the Building Safety Act and Fire Safety Act, managing high-risk properties per the Safety Case Report, and ensuring compliance with the Building Assurance Certificate.
- Managing directions and notices from the Building Safety Regulator, including reporting, customer complaints, and engagement in building safety.
- Collaborating with property owners and occupiers to manage building safety risks effectively.
- Escalating non-compliance issues appropriately.
Key working relationships
- Collaborates with colleagues across Property and Customer Insight, and interacts with other business functions.
- Manages relationships with external regulators, contractors, suppliers, and consultants.
- Regularly interacts with customers regarding building safety matters.
Main duties & responsibilities
* Ensure adherence to Building Safety legislation and regulations for all in-scope buildings.
* Maintain compliance with legislation related to building safety, policies, and legal documentation.
* Monitor and update Building Safety Case Reports, ensuring timely milestones.
* Operate a safety case regime to proactively identify risks and mitigations.
* Stay updated on new legislation and ensure systems are in place to meet obligations.
* Act as the duty holder for statutory obligations, managing external consultants as needed.
* Ensure staff involved in building safety have appropriate skills and knowledge.
* Regularly review structural surveys and implement recommendations.
* Adhere to Customer Engagement Strategy for escalation and communication.
* Coordinate with customers and contractors on safety-related works.
* Implement fire safety, evacuation, and security measures within buildings.
* Stay informed on best practices, legislation changes, and amend procedures accordingly.
* Work with Property and Compliance teams to ensure effective delivery of safety tasks by contractors.
* Provide safety and performance data to the Head of Compliance & Legal.
* Review and manage Permit to Work schemes for third-party access.
* Negotiate and manage contracts with subcontractors and suppliers, ensuring SLAs are current.
* Collaborate with the Investment team on legislative changes affecting new developments.
* Review safety-related complaints, ensure investigations, and use learnings for service improvement.
* Perform additional tasks as delegated by line management.
