We are seeking an experienced and motivated Assistant Property Manager to join our expanding Property Department. This role reports to the Head of Property and is key to ensuring the smooth and efficient operation of the Property Team. You will play a central role in shaping property strategy, managing the existing estate, and supporting the identification and acquisition of new sites. The Property Team oversees a portfolio of nearly 300 large out-of-town locations.
Based at our Head Office in Plymouth, with national travel as required, this is a rare opportunity to combine a high-impact role with the lifestyle benefits of the beautiful Devon area.
Key Responsibilities:
Site Management
* Act as the primary point of contact for managing agents of retail parks.
* Liaise with internal and external stakeholders to resolve issues efficiently.
* Manage service charge matters to ensure value for money.
* Work closely with the Facilities Team, providing support as needed.
* Ensure landlord-required works are necessary and compliant with lease terms.
* Coordinate landlord visits with stores and address any follow-up issues.
Lease Matters
* Support external partners in identifying and securing suitable new sites.
* Assist with rent reviews and lease renewals, including instructing agents when necessary.
* Manage licences for improvements, alterations, and lease variations.
* Liaise with in-house and landlord solicitors as required.
Other Responsibilities
* Prioritise property spend to maximise return on investment.
* Ensure compliance with statutory and commercial obligations related to the property portfolio.
* Contribute actively to the delivery of an aggressive new store rollout plan across the UK and RoI.
Person Specification:

* Proficiency in Microsoft Excel, Word, and PowerBI.
