About the Role
We are seeking an experienced and driven Project Manager to oversee and deliver multiple HMO (House in Multiple Occupation) student accommodation conversion projects while also supporting the management and optimisation of our existing student-let portfolio. The successful candidate will be responsible for projects from acquisition through design, planning, and construction to handover, as well as ensuring ongoing asset quality, compliance, and performance.
Key Responsibilities
Project Delivery & Monitoring
* Manage end-to-end HMO student conversion projects, from feasibility to completion.
* Oversee planning applications, building regulations compliance, and HMO licensing requirements.
* Utilise project management tools and methodologies to track progress, monitor risks, and report on project status.
* Organise and lead regular meetings with team members to ensure alignment on project goals, timelines, and deliverables.
* Coordinate design, specification, and fit-out to meet student accommodation standards.
Asset Management
* Oversee the maintenance and management of existing student-let assets, ensuring compliance and a high-quality living environment for tenants.
* Work closely with operations to implement proactive maintenance programmes, marketing initiatives, and student-focused service delivery.
* Support best-in-class standards across the student housing lifecycle — development, construction, letting, and tenant experience.
Systems & Compliance
* Manage the company's project delivery and property management systems — for project delivery and Coho for HMO portfolio management — ensuring efficiency, compliance, and visibility.
* Issue JCT contracts, ensure contractors adhere to JCT protocol, and manage CDM responsibilities.
* Ensure all sites comply with Health & Safety regulations and CDM requirements.
Financial Oversight
* Prepare and manage project budgets, cashflows, and timelines.
* Value contractor works on a regular basis and monitor financial performance of sites.
* Contribute to development appraisals and support investment decision-making.
Market Engagement & Site Reviews
* Regular travel to Exeter, Southampton, Bristol, and Bath to review new site opportunities, price proposed works, and work alongside sourcing agents in assessing potential acquisitions.
* Identify and establish relationships with new contractors in local city markets, embedding the business in those areas to ensure strong delivery capacity.
Stakeholder Management
* Liaise with investors, landlords, contractors, architects, planning consultants, and local authorities.
* Collaborate with Nexa Living (our operational company) and Customer Experience Associates to maintain asset value and tenant satisfaction.
* Act as the primary point of contact for all project stakeholders, ensuring clear communication and reporting.
Key Skills & Experience
* Proven track record in project management within property development or construction, ideally with HMO or student accommodation experience.
* Strong knowledge of UK HMO regulations, JCT contracts, planning processes, and building control requirements.
* Excellent organisational, budgeting, and time management skills.
* Strong leadership and negotiation abilities with contractors and professional teams.
* Ability to manage multiple projects simultaneously and work to tight deadlines.
* Proficient in project management and property management software (e.g., Coho, MS Project).
* High level of attention to detail and commitment to quality.
Qualifications
* Experience in Project Management, Construction Management, Surveying, or related discipline (preferred).
* Health & Safety (SMSTS / NEBOSH) desirable.

Our office is based in Marlow SL7, however this job is for running various sites in Southampton / Exeter / Bath / Bristol and is a hybrid role on site and work from home with 1 / 2 days in the office if / as required.

Pay: £40,000.00-£70,000.00 per year
