Job Title: Assistant Quantity Surveyor / Estimator Location: Manchester Sector: Maintenance & Repairs | NHS & Local Authority Frameworks About Us We are a Manchester-based SME main contractor with a strong presence across public sector frameworks, including long-standing relationships with the NHS and Local Councils. Our Small Works Division delivers responsive maintenance and repair schemes, including minor works contracts and reactive/emergency callouts. The Role We are looking for a proactive and detail-oriented Assistant Quantity Surveyor / Estimator to join our Small Works Division. You'll support both pre- and post-contract functions, working across reactive maintenance, small tenders, and occasional support to the main construction team. You will work with a Senior QS and an Estimator and then given the option to develop into either role. Key Responsibilities Software & Commercial Management Use Eque2 Construction Manager to process job invoicing, build-up valuations, and manage job cost data. Retrospectively price responsive repair works using knowledge of trade pricing across plumbing, joinery, electrical, and other general building services. Estimating & Tendering Produce estimates for small-scale works (£100-£350) in response to reactive requests and mini tenders. Assist in the preparation and submission of formal tenders for minor works projects. Cost Control & CVRs Prepare and maintain Cost Value Reconciliations (CVRs) for ongoing schemes. Monitor and manage project budgets and cost tracking. Procurement & Subcontract Management Request and evaluate quotations from suppliers and subcontractors. Raise and issue Purchase Orders (POs) and manage procurement logs. Cross-reference supplier and subcontractor invoices with POs before authorizing for payment. Project Support (Optional / Rotational) Provide QS services on one project at a time on the construction side of the business. Assist with contract administration under JCT and NEC contracts, variations, valuations, and reporting. Requirements Experience in a similar QS/Estimator role within maintenance, small works, or main contracting. Strong knowledge of common trades (plumbing, joinery, electrics, general building works). Commercial acumen with experience in CVRs, cost tracking, and invoicing. Proficiency with Eque2 Construction Manager or similar estimating/invoicing platforms is highly desirable. Familiarity with public sector frameworks and responsive repair models is a plus. Knowledge of JCT and/or NEC contracts is advantageous.
