TheCompany: My client is a family-owned tier two construction contracting company with a group turnover of over £250m with offices in Central London and internationally. They employ over 150 staff and invest heavily in training which ensures that the highest standards of quality, health & safety and governance are applied throughout the organisation. They have several clients which they have been working with for many years with lots of repeat business, They have an excellent reputation within the construction sector for paying their sub-contractors on time as well as having a fantastic supply chain. They deliver projects across a number of sectors including residential, affordable and luxury, grade two listed buildings, build to rent, student accommodation, new build hotels etc, with projects ranging from £20M - £90M They currently have nine live projects across London and the surrounding counties and have already secured £120M worth of new business for 2024 and £70M for 2025. I have personally recruited over eleven people for the company from Contracts Managers, Projects Managers, Estimators, Senior Quantity Surveyors etc. I have also personally met the Managing Director and the senior management team, and I have been working closely with this company for the past two years. Due to expansion, they are looking to appoint a London based Contracts Manager to lead a team across at least three projects which has a total value of around £90M. The location of the projects will be in Surrey and London. Two of the projects will be starting on site within the next couple of months and the other is currently at planning stage. This role is a senior level position within the company and you will be reporting directly into the Construction Director which has been with the company for over eight years as well as at board level when required. Duties: Prepare programme for submission within tender Manage a team of Project Managers and site Managers ensuring that the projects are kept fully staffed. Manage all site set ups, ensuring all sites are maintained to the companys standards paying particular attention to site presentation, cleanliness and H&S standards Co-ordinate site services both temporary and permanent Utilise Construction Management Software (after training) and ensure all project documentation is uploaded by yourself or Project/Site Manager. Ensure compliance with the company Quality Management System (QUENSH) for all activities on site Prepare target programme, highlighting key dates within detailed short term programmes In conjunction with the QS, ensure sub-contract procurement schedule is in line with master programme Constant monitoring of progress, ensuring programmes are achieved, with minimum of fortnightly meetings on sites Management of trades performance Complete detailed management reports Chair pre-start sub-contractor meetings Ensure labour, plant and material resources are efficiently utilised providing weekly notice of requirements and ensuring minimal wastage of materials Be responsible for all activities and workforce on site to include directing Project Managers, Site Managers and General Foremen. Ensuring site administration is up to date at all times Ensure all contractual notifications and correspondence are up to date at all times Ensure all variations/additional works are recorded and liaise with Quantity Surveyor to ensure all contractual notifications and correspondence is up to date at all times. Ensure responses within defect periods are responded to in an efficient and timely manner. Ensure all site staff are properly qualified and adequately trained to carry out their duties by continual assessment. Liaise with Health & Safety Manager to make arrangements for any necessary training. Desirable Skills And Experience: To be considered for this Contracts Manager role you should have the following experience, skills, and attributes: Proven experience of at least 5 years as a Contracts Manager or Project Director level within the construction industry Must have new build experience and proven background in delivering RC Frame type developments.
