Our client, a growing property management company based in North London, is seeking an experienced Head of Property to lead its residential property management team.
This role will oversee the day-to-day performance of Property Managers, ensuring high standards across tenant communication, maintenance, compliance, operational delivery and portfolio performance.

Key Responsibilities:
* Lead, manage, and support the Property Management team to ensure consistent service delivery across the portfolio
* Oversee the management of maintenance issues, contractor follow-up, inspections, compliance actions, and operational escalations
* Ensure all maintenance requests, complaints, tenant interactions, and operational updates are accurately logged within internal systems
* Monitor team performance, workflows and portfolio risks including complaints, arrears, compliance gaps, and welfare concerns
* Identify recurring operational issues and implement improvements to processes, communication, and service standards
* Manage escalations and ensure critical issues are resolved effectively
* Work closely with lettings, maintenance, compliance, rents, and site teams to ensure smooth operational coordination and handovers
* Review contractor performance and ensure maintenance SLAs and compliance requirements are achieved
* Provide regular reporting and operational insight to the COO
Key Skills:
* Proven experience within residential property management, including managing and developing high-performing teams
* Full, clean UK driving licence - essential
* ARLA, IRPM, or other relevant property management qualifications desirable
* Strong operational and compliance knowledge
* Excellent leadership and communication skills
* Systems-driven with a proactive approach to problem solving
