Description We are recruiting for a senior member of a high performing team as the guardian of all space at Heathrow – balancing demands from Team Heathrow and driving investment to unlock new space supply to ensure property constraints do not become a blocker to delivering great service, ensuring Heathrow is a great place to work and delivering commercial value all while remaining consistent with our masterplan vision for sustainable growth. This role requires significant experience and understanding of Heathrow operations, particularly on how we use front of house space in our terminals, or experience in operational customer focused estates. It requires someone with proven ability to deliver change projects with experience of space/estate management or passenger flows highly desirable. Most of all it requires someone with a passion for the airport, creating new spaces, and introducing exciting ideas for greater asset utilisation, with an intense determination to deliver better outcomes for our passengers and colleagues. Responsibilities Be a senior leader in a team that will be the guardian of all space at Heathrow, ultimately determining ownership and usage of all space over the current and next regulatory period – ensuring that space enables the delivery of our business plan. Continue to develop a creative and service-led approach to space management, including being the visible lead and “front door” for all space enquiries from the entire business – managing a space governance process that captures future demand, transparently determines space allocation and identifies ownership/accountability for all property at Heathrow. Manage the Property (Space) relationships across Customer Team and wider Heathrow business, aligning the various projects to guide decisions and come to a equitable solution. Works closely with Customer Strategy and Masterplanning to establish how our business strategy can be translated to a plan for the H7H8 period, optimising how space responds to our Heathrow Strategy. Line managing two analysts and external consultants to establish benchmarks and other data to understand whether current and future use of space is efficient, commercial and maximises outcomes for passengers and colleagues. Grow and maintain relationships with senior space owners, understanding their current and future needs – including having difficult conversations about opportunities for space consolidation and creative/collaborative conversations to solve space requirements within existing footprints. Work closely with the Capital Programme to ensure that space is being used effectively in delivery, leading to better space outcomes through investment in new or existing spaces – including managing a £25m Terminal Space Optimisation capital project. Qualifications Significant experience of Heathrow Operations and how spaces are used in terminals for passengers, commercial and back-of-house. Excellent stakeholder management – a track record of managing competing interests and/or difficult conversations highly desirable. Excellent written and oral communication – including track record of presenting to and/or influencing senior stakeholders. Great data analytic skills – including an ability to distil data into clear evidence points that underpin strategies. Determination and tact to drive through change. Previous management experience.
