The Role: Acquisitions and Estates Manager

Location: West London – Office and Field based

Salary: £70,000 to £90,000 DOE

Sector: Property – Quick Service Restaurants

I am working with a highly entrepreneurial, privately owned property and franchise operator to find them an experienced Acquisitions and Estate Manager to support the continued expansion of their UK portfolio across quick service restaurants, hotels, and wider commercial property investments.

With a strong track record in multi-site operations and long-term property development, the business has grown significantly into a substantial operator with a diverse and expanding estate. The organisation retains a hands‑on, commercially focused culture, combining agility with a long‑term approach to investment and growth.

The role will play a key part in shaping the future footprint of the business, covering a territory including London, the Midlands, East Anglia, and the M4 corridor through to South Wales, with regular travel required.


Key Responsibilities

* Identify, source, and secure new sites across QSR, hotels, and commercial property.
* Manage acquisitions for in‑town, roadside, and drive‑thru restaurant formats.
* Appraise opportunities including site analysis, demographics, competition, and financial viability.
* Negotiate Heads of Terms and manage deals through to legal completion.
* Build and maintain strong relationships with agents, developers, landlords, and local authorities.
* Maintain a robust pipeline of opportunities aligned to growth strategy.
* Monitor market activity and identify emerging opportunities across target regions.
* Work closely with internal teams across legal, construction, and operations.
* Liaise with brand property teams to ensure compliance with development standards.


Candidate Profile

* MRICS qualified (preferred).
* 5+ years’ experience in acquisitions, estate management, or development.
* Background in multi‑site retail, hospitality, hotels, or leisure environments.
* Experience with drive‑thru or roadside development advantageous.
* Proven ability to source, assess, and secure high‑performing sites.
* Strong commercial judgement and negotiation capability.
* Able to manage multiple projects in a fast‑paced environment.
* Confident building relationships within a collaborative, privately owned business.
* Eligible to live and work in the UK without restriction.
