Ref: (phone number removed) Location: Guilford (GU2) Hours: Monday to Friday 8.30am-5pm (37hrs per week) Pay: £40.00ph paid weekly via umbrella Duration: Ongoing Contract – Long Term Duties To build, manage and maintain assets to ensure compliant, affordable homes that are available to live in. The team will achieve this through the management of council property and assets by complying with statutory requirements; hard facilities management; protecting liabilities and assets and procuring resources and materials. The team will provide high quality assets for tenants; maximise the use of property and land and respond to future housing needs through new building and maintenance and improvement of existing stock. * Together with the other MROs, be responsible for the delivery and performance of the repairs service provided by the team including the inspection of repairs and the allocation and supervision of work carried out either in-house or by contractors * Carry out pre, in-process, post & void inspections including: * identifying maintenance and repair requirements * identifying the most appropriate and cost-effective remedy * arranging for work to be carried out using schedule of rates-based term contracts * preparing, if necessary, simple specifications of works and seek estimates * authorising payment of claims once satisfied that the work has been carried out properly and that the claim is accurate * being sufficiently familiar with the computerised ordering system to make on-line enquiries about properties * Work with the others to investigate, monitor and remedy possible breaches of tenancy conditions and ensure the physical environment on an estate is maintained to a good standard * Liaise with other team members, workforce team leaders and contractors to co-ordinate works, eliminate duplication and, in doing so, maximise the effectiveness and efficiency of the repairs service Person Specification * Extensive knowledge of building construction, services, defects and appropriate remedies * Extensive experience of dealing with members of the public in a building repairs & maintenance environment * Experience of managing refurbishment works in compliance with Health & Safety Legislation * Experience of ordering and processing repair orders, including the use of Schedule of Rates * Experience of interpreting and collating Stock Condition data and in using ‘keystone’ or similar type of asset database * Experience of managing DLOs and the management of small programmes of responsive and planned works * Ability to prepare specifications, schedule of works and estimates
