Job Title: Quantity Surveyor - Planned Works & Voids (Social Housing)
Location: Hertfordshire
Employment Type: Full-Time, Permanent
Salary: £50,000 - £60,000 per annum

About the Role:
We are currently working with a well-established contractor operating within the social housing sector, who are seeking an experienced Quantity Surveyor to join their team. The successful candidate will be responsible for managing the financial and contractual aspects of both planned maintenance and voids refurbishment projects, ensuring best value and cost control throughout the project lifecycle.
This is an excellent opportunity for a commercially driven QS with a background in social housing, looking for a long-term role within a reputable and growing organisation.
Key Responsibilities:
1. Oversee all commercial aspects of planned works and voids refurbishment programmes in the social housing sector
2. Prepare, submit, and manage accurate valuations, variations, and final accounts
3. Work closely with operational teams to ensure cost-effective delivery of projects
4. Manage subcontractor accounts, payments, and procurement
5. Monitor project budgets, forecasts, and cash flow reporting
6. Identify risks, value engineering opportunities, and cost savings
7. Ensure compliance with contract terms (JCT/NEC or client-specific frameworks)
8. Liaise with clients, housing associations, and internal stakeholders to support financial reporting
9. Maintain accurate records and ensure timely reporting in line with internal processes and deadlines
Candidate Requirements:
10. Proven experience as a Quantity Surveyor within social housing, specifically across planned maintenance and/or voids
11. Strong commercial awareness and experience working under term maintenance contracts or framework agreements
12. Proficient in cost reporting, budget control, and subcontractor management
13. Strong understanding of SOR codes and NHF schedule of rates (desirable)
14. Ability to work independently and as part of a wider commercial/operational team
15. Excellent communication and negotiation skills
16. Relevant qualifications in Quantity Surveying or Commercial Management
