Job Title: Property Advisor\n\nLocation: Ealing (Hybrid working available/Travel around borough)\n\nHourly rate £21.33 PAYE / £28.26 Umbrella per hour\n\nContract Length: 3 month contract (possibility of extension)\n\nWorking Pattern: Full Time, Monday - Friday, 35 hours\n\nASAP Start\n\nFull Driving License / Access to own vehicle (Required)\n\nRole purpose: \n\nTo work with the Void Surveyors and Allocations Officers to prepare void properties for letting and to lead on tenant viewings in the lettings process, whilst ensuring that the Council meets its statutory requirements.\nTo ensure that property and tenancy records are kept up to date and regularly monitored.\nTo ensure that residents' needs are identified.\nTo liaise with contractors, suppliers, consultants and key stakeholders involved in the void management.\nTo meet and surpass the targets identified as key performance indicators.\nTo ensure the Council meets its statutory requirements with specific regard to building and Health and safety regulations. \n\nKey Responsibilities: \n\nTo understand, apply and explain housing's policies, procedures and guidelines to tenants and to keep up to date with Tenancy and Housing Benefit procedures.\nTo work with Void Surveyors, Allocations Officers, Housing Officers and the Finance/Rents team to ensure that the void procedures are managed effectively.\nTo liaise closely with the Allocations, Tenancy Management, Home Ownership and Housing Repairs Customer Centre teams to ensure effective channels of communication are maintained.\nTo update OHMS, in real time; using mobile technology, where appropriate.\nTo manage the Council's void work in accordance with housing policies, procedures and guidelines.\nIn liaison with the Voids and Disrepair Manager and Void Surveyor's, implement, draft and disseminate procedures, which are good practice in void management to ensure the service provided is of the highest standard.\nTo empower tenants to enable them to sustain their tenancy.\nTo provide administrative support to the Void Surveyors.\nTo liaise with relevant agencies for vulnerable/elderly tenants, e.g. wardens, social workers, relatives, guarantors, etc.\nTo use properties which may become void in the block that are schedule for demolish in 2-24 months for non-secure tenancies.\nTo initiate and assist in the development of an effective administrative system and maintain up to date records on all aspects of voids in the Regeneration Area \n\nKnowledge, skills & experience: \n\nDemonstrate an understanding of the key aspects of performance required from the Voids Team.\nExperience in working in a lettings team, carying out viewings and sign up's on void properties.\nAble to devise and monitor rotas and work schedules for a team.\nTo be able to promote properties during viewing to ensure earliest lettings\nExcellent organisational skills - able to maintain full up to date records; able to monitor and rectify contract compliance; able to ensure allocations kept fully informed of progress of works.\nAble to understand, manipulate and report on statistical data.\nExcellent communication skills face to face, on the telephone and in writing.\nVehicle and clean driving licence.\nExcellent ICT skills, including the effective use of mobile technology and associated work systems and processes.\nGood knowledge of Microsoft office suite.\nExcellent time management skills.\nKnowledge of Natfed /SORs or similar \n\nAdecco acts as an employment agency for permanent recruitment and an employment business for the supply of temporary workers.
