We are recruiting on behalf of our client, a FTSE 100 housebuilder with an outstanding reputation, delivering high-quality homes and thriving communities across the North West. The Role As Senior Quantity Surveyor, youll take full commercial command of multiple housing projects from concept to completion. Youll steer cost planning, influence land decisions, champion value engineering, and make sure every pound is working as hard as you do.
Youll also be the commercial link ensuring Health & Safety information flows smoothlykeeping sites efficient, compliant, and on track.
Primary Responsibilities Commercial Leadership Take full commercial ownership of multiple developments
Calculate prime costs across labour, materials, remediation, and site ops
Manage and reconcile infrastructure budgets
Deliver detailed cost budgets to Site Managers
Drive value engineering initiatives to optimise profit and efficiency
Maintain and price Bills of Quantities
Prepare Site Budgets for sign-off
Oversee adoption of public works
Housing Association & Contract Support Assist in finalising HA contracts
Handle valuations and attend on-site progress meetings
Manage closed contract provisions and orders
Customer Service Collaboration Provide commercial support on defects
Recover costs where applicable under contract agreements
Manage subcontract pricing for customer upgrade options
Land Appraisal & Estimating Review new land opportunities and assess site constraints
Prepare estimates for all prime costs
Use COINS to produce thorough feasibility studies
Cost Monitoring & Reporting Apportion prime costs by plot and produce profit analysis
Track subcontractor cost movements
Procure subcontractors and manage payments, variations & final accounts
Undertake monthly valuations and work-in-progress assessments
Report savings and overspends to Directors
Forecast final accounts with accuracy and confidence
General Responsibilities Maintain strong knowledge of Building Regulations, NHBC standards, HSE requirements
Reconcile shared costs across business units
Attend all relevant pre-start, concept, and project meetings
Keep databases and systems up to date (COINS preferred)
Visit sites regularly to support efficient project delivery
What Youll Bring Solid QS experience in the housebuilding sector
Strong understanding of NHBC, Building Regulations & HSE
Industry-related qualification
Excellent negotiation and management skills
Good contract law knowledge
IT literate (COINS experience a plus)
CIOB or RICS membership preferred
