Job Purpose: Under the supervision of their Line Managers, the Refresh Operative will primarily be responsible for performing general redecoration and repairs on recently vacated properties, taking on the process to refresh and return units to “Market Ready” status as soon as possible, working at a rapid pace towards tight deadlines. Given the nature of the business, it will sometimes be necessary for the operative to work on more than one apartment at any given time, and they will adopt a flexible mindset, helping the wider team to achieve the department’s objectives as required. Key Accountabilities: Carry out all apartment refresh works as are required to bring the apartments back to a lettable condition. This will primarily be painting but may also be making good of walls, small repairs including Planned Preventative Maintenance works within the apartment(s). Assist with stock-checks ensuring enough paint and materials are kept on hand at all times, and that storage areas and kept clean, tidy and organised to assist with efficient progression of tasks. Assist with carrying out Inventory move OUT process in order to comply with lease obligations. Assist with Refresh PPM to ensure apartment is ready for the next resident to move in. Assist with pre-move out apartment checks and record works required in advance of move-out, helping to prepare materials and tools in advance. Assist with building compliance requirements related to Health and Safety Use the company’s CRM and tech tools to record all activities ensuring a digital record of all works is archived for future reference. Carry out any other activities, as required by the business, that are necessary to support the responsibilities of the maintenance department. They will sometimes need to help colleagues at short notice with manual handling activities such as; furniture allocation, clearance of apartments etc. This role involves lone working and/ or working alone which will be discussed between you and your line manager. Training will be provided, if/ where required. In principle, hours of work are 37.5 hours per week, working five days per week between Monday and Sunday. Daily working hours are 7.5 hours per day. The rota start time and finish time will vary between the office hours of 8am and 8pm. General Accountabilities: Undertake additional relevant duties which fall under the general scope of the role, as directed by your Manager, raising any issues with capacity so they can be properly managed. Participate in the full year and half year Performance Development Review process as reviewer and reviewee, meeting the standards and timescales required by the Company. At all times ensure that your understanding and skill level regarding the Company’s IT systems are up to date, as applicable to your role. Undertake IT training as required to ensure full and proper use of the available technology. Qualifications/Experience/Skills: Painting and/or Decorating trade background is essential. Interpersonal and communication skills required as this is a team-based role and you will need to collaborate with colleagues. Working in the buildings you will see residents so you need to be well-presented at all times. IT literate with experience of using CRM / CAFM systems to monitor, track and update reported issues desirable. Self-sufficient, well-organised with impeccable time keeping and management whilst demonstrating ability to work quickly, efficiently and autonomously working to strict deadlines is a key requirement. Must have strong Administration skills. Strong sense of pride, leaving apartments in a clean, tidy state for our residents during and after works. A positive mindset and adaptable/ receptive to change in a rapidly expanding business A team player overall, but can work independently for large amounts of time, accounting for their work output. Flexibility is required. Decorator/Refresh Operative may be required to attend site in the event of emergencies outside of normal working hours to attend to maintenance matters and there will be a minimum callout fee of 2 hours, paid at the hourly rate in these instances. This role may involve an element of lone working or working alone which will be discussed between you and your line manager. Training will be provided, where required.
