Overview
As Acquisitions Manager, you'll be responsible for identifying, evaluating, and securing commercial sites suitable for residential conversion. This is a hands-on, varied role that blends property sourcing, deal negotiation, financial appraisal, and strategic planning.
Responsibilities
* Proactively source on- and off-market commercial properties across the North East suitable for residential conversion.
* Conduct detailed appraisals of potential deals, including yield projections, valuations, and ROI analysis.
* Evaluate sites against planning regulations and development feasibility.
* Estimate development costs in collaboration with design and construction teams.
* Negotiate and structure purchase deals to achieve the best commercial outcomes.
* Carry out full due diligence and ensure all transactions meet compliance and legal standards.
* Build strong relationships with agents, planners, landowners, and investors.
* Prepare reports and recommendations for senior management on acquisition opportunities.
Experience & Skills Required
* Minimum 5 years' experience in property acquisition, development, or real estate investment.
* Strong understanding of UK property markets, planning laws, and financial modelling.
* Proven negotiation and deal-closing experience.
* Confident working independently and managing multiple active opportunities.
* Excellent communication, analytical, and problem-solving skills.
