We are looking for a Premises Assistant to join the Commercial Property Maintenance team on one of our projects in Essex.
The purpose of the role is to join a team focused on providing an excellent customer experience to our Essex Schools project. The role will be to assist the Premises Manager and team onsite, liaise with our Helpdesk, cleaning and grounds teams ensuring our service is delivered to the highest standards. This role will involve building and maintaining relationships with multiple stakeholders to deliver the requirements of our customers.
What you’ll do:
* Contribute to the Onsite Premises team in the provision of a caretaking service within the school.
* Ensure compliance with all statutory and regulatory requirements, including Health and Safety legislation and safe systems of work.
* Carry out all planned and reactive maintenance as determined by PPM plan, Helpdesk, and line manager.
* Operate the heating plant to maintain required temperatures and an adequate supply of hot water. Carry out frost precaution procedures as appropriate.
* Support the school and comply with school-based procedures in emergencies such as fire, flood, break-ins, accidents, or major damage.
* Carry out first-line investigations, repairs, and maintenance in collaboration with the Line Manager and Helpdesk.
* Ensure all caretaking equipment is safe and operational; report faults to the Line Manager and Helpdesk.
* Prepare the school premises for assemblies, meetings, and out-of-school activities, and assist with post-event cleanup.
* Manage routine and non-routine opening of premises and grounds. Respond to calls outside normal hours due to incidents like break-ins or burglar alarms.
* Assist with managing subcontractor activities on site.
* Ensure safe access and egress on school grounds during adverse weather conditions.
* Be available for evening/weekend lettings and school events, with flexibility to cover occasional additional lettings.
