Role Overview:
The Quantity Surveyor will play a critical role in ensuring the financial success and commercial integrity of MARCUS projects within an operational data centre environment. This position is responsible for managing all aspects of cost planning, procurement, contract administration, and financial reporting throughout the project lifecycle. The role demands proactive risk management, value engineering, and stakeholder engagement to deliver projects on time, within budget, and in compliance with EMCOR UK and client standards
What you'll do:
1. Improve the profitability and competitive performance of the business through selling and negotiating skills and maximising opportunities.
2. Relentless pursuit of reduced risk and optimised profit on a contract/contract basis and of additional valuable opportunities.
3. Provide monthly business analysis of projects to the senior project management team.
4. Provide commercial input to business proposals.
5. Full responsibility for the negotiations, variations, valuations, interim applications, contract notices, final accounts, and retentions of both customer accounts from tender stage through to final account.
6. Support Project Managers on the Business as Usual Account for record keeping, financial planning, quotations, and invoicing.
7. Ensure compliance with contractual obligations and governance frameworks.
8. Monitor actual costs against forecasts and implement corrective actions where necessary.
9. Develop tender documentation and manage competitive procurement processes.
10. Conduct commercial and technical evaluations of bids to ensure best value.
11. Draft and manage subcontract agreements, ensuring terms align with head contract requirements.
12. Maintain accurate records of variations, RFIs, and change orders.
13. Assess and quantify the impact of scope changes and risks on cost and schedule.
14. Support mitigation strategies and maintain transparent reporting to stakeholders.
15. Facilitate workshops to identify cost-saving opportunities without compromising quality or compliance.
16. Support audits and ensure compliance with EMCOR UK financial policies and client requirements.
About the role
Who you'll be:
17. Proven experience as a Quantity Surveyor in data centre, M&E, or critical infrastructure projects.
18. Strong understanding of construction contracts (NEC, JCT) and commercial risk management.
19. Demonstrable experience of project financial management, cost estimating, contract value optimisation, and advanced commercial acumen.
20. Thorough understanding of commercial principles behind construction methodology.
21. Proven experience in interaction and negotiation with internal and external stakeholders on time, price and quality in effective project delivery.
22. Fully IT competent, specifically regarding project scheduling and programming software.
23. To be able to communicate at all levels, with excellent written and oral skills.
24. Excellent negotiation, analytical, and stakeholder engagement skills.
25. Degree in Quantity Surveying or Commercial Management (preferred)
26. Experience working with G-suite Software (preferred)
