Engineering Service Manager
The engineering service manager will be expected to familiarize themselves with all aspects of administration and engineering related to the client-occupied buildings. Responsibilities include ensuring the efficient operation of critical and non-critical services and associated functions.
1. Provide leadership and ensure contractual commitments are met and exceeded.
2. Exploit opportunities for the strategic development of the contract.
3. Ensure healthy and safe working conditions, implementing and reviewing health and safety processes.
4. Ensure contracts are staffed with fully competent teams.
5. Develop financial plans for revenue, profit, and contract growth, including cost reduction and WIP management.
6. Maintain customer focus and effective relationships with key client contacts.
7. Promote and uphold CBRE values.
8. Support sales through solutions development, presentations, and client meetings.
9. Supervise day-to-day operations and maintenance of electrical and mechanical plant services, primarily PPM and reactive works.
10. Manage engineering team shifts and supervise contractors and subcontractors, ensuring compliance with working practices.
11. Collect and assess weekly building load readings, reporting anomalies.
12. Maintain shift logs, subcontractor visit records, and report significant incidents or issues.
13. Prepare monthly and quarterly engineering reports highlighting key activities and concerns.
14. Report issues impacting building operations to senior management through established escalation procedures.
15. Monitor cleanliness and maintenance of plant rooms and equipment.
16. Assist with technical and operational problem-solving.
17. Review and improve operating procedures, including emergency and contingency plans for critical systems.
18. Keep senior management informed of contract issues and engineering updates.
19. Maintain O&M manuals, test equipment, and as-built drawings.
20. Operate building systems according to manufacturer instructions and design specifications.
21. Assist in producing and maintaining CEWA's and risk assessments, inspecting work prior to permit closure.
22. Ensure staff are trained and familiar with critical and non-critical system operations; check spare parts deliveries for conformity.
23. Manage staffing levels for holidays and sickness, maintaining required shift coverage.
24. Identify training needs and facilitate engineer development.
25. Issue daily workloads for PPM and reactive tasks.
26. Manage engineering services related to HV/LV, UPS, and Building Management Systems.
27. Operate all building systems effectively, including HV operations, following CWES guidelines.
Accountabilities include:
* Reporting to CBRE functional heads and relevant client contacts.
* Line management of the contract team and subcontractors.
* Financial accountability for contract delivery.
Essential Qualifications and Experience
* Recognized apprenticeship, ONC/BTEC in Electrical/Mechanical Engineering or equivalent.
* Proven experience with business-critical engineering systems.
* Strong team player with problem-solving skills and innovative solutions.
* Organized with good task management skills.
* Excellent written and verbal communication skills.
* Computer literacy.
* Minimum of 5 years' experience in a related environment.
* Strong people management skills.
* Proactive, able to work independently and as part of a team.
* Flexible work pattern adaptability.
* HV authorized person.
Desirable: Health & Safety qualification.
