Operations Manager job in Stratford – overseeing reactive repairs and maintenance operations across North and South London for a well-established property services contractor, offering the opportunity to lead operational delivery across a fast-paced social housing maintenance contract.
The Role
This is an excellent opportunity for an experienced Operations Manager to join a growing reactive maintenance division within a highly reputable contractor. The role will take responsibility for the operational performance and delivery of reactive repairs and maintenance contracts across North and South London, ensuring high standards of service, compliance, customer satisfaction, and commercial performance.
The successful candidate will play a pivotal role in managing day-to-day operations, leading operational teams, and driving performance across multiple workstreams within a busy social housing environment.
Key Responsibilities
1. Leading the operational delivery of reactive repairs and maintenance contracts across North and South London
2. Managing supervisors, operatives, subcontractors, and office-based teams to ensure service delivery targets are achieved
3. Driving KPI performance across productivity, quality, compliance, and customer satisfaction
4. Overseeing scheduling, resource allocation, and operational planning to maximise efficiency and performance
5. Ensuring all works are delivered in line with health & safety regulations, compliance standards, and client expectations
6. Managing client relationships and acting as a key operational point of contact for housing association and local authority partners
7. Monitoring financial performance, budgets, and cost control across maintenance operations
8. Supporting continuous improvement initiatives and implementing operational best practice across contracts
9. Working closely with senior leadership teams to support business objectives and long-term contract performance
Requirements
10. Proven experience as an Operations Manager within reactive repairs, social housing maintenance, or property services
11. Strong background managing reactive maintenance contracts across occupied residential environments
12. Experience leading operational teams across multiple sites and workstreams
13. Strong understanding of KPI management, service delivery, and client relationship management
14. Excellent organisational, leadership, and communication skills
15. Experience managing subcontractors, direct labour, and scheduling functions
16. Commercial awareness with the ability to manage operational budgets and performance targets
17. Strong understanding of health & safety and compliance within property maintenance environments
18. Full UK driving licence
