Macdonald & Company are delighted to be instructed by a well-established property consultancy with Head Quarters in Kent on the appointment of a Commercial Property Manager.
Acting in a Property & Asset Management capacity, you will be responsible for a portfolio of commercial properties for a range of clients. Your duties will include maintaining and developing client contacts, managing all aspects of the day-to-day management of properties, overseeing rent collection and accounting, tenant relations, maintenance and repairs, service charges, and Landlord & Tenant matters. You will oversee Lease Renewals & Rent Reviews and liaise with third-party consultants on issues such as schedules of condition, terminal dilapidations, refurbishments, and conversion schemes.
Candidates seeking a role on 4 days per week will also be considered.
Summary of Duties:
* Overseeing rent collection and dealing with arrears with assistance from the credit control team
* Managing applications for licences to underlet, assign, or alter
* Handling incoming and vacating tenants, etc.
* Ensuring Health and Safety compliance and monitoring
* Overseeing routine property repairs, instructing contractors, conducting property inspections, and implementing planned maintenance programmes
* Preparing service charge budgets and administering service charge funds and contracts
* Undertaking rent reviews, lease renewals, and minor dilapidations claims
* Reporting to clients
Skills Required:
* Proven track record in commercial property management from a landlord perspective
* Completion of a property or surveying-related degree is desirable but not essential
* MRICS qualification is desirable but not essential
* High standard of written and spoken English, especially grammar, spelling, and report writing
* High level of concentration, accuracy, and attention to detail
* Self-motivated with a methodical and organized approach
* Able to effectively prioritize and multi-task
* Excellent people skills and communication abilities, both oral and written, with peers, managers, clients, and contractors
* Dependable, flexible, and able to maintain confidentiality
* Proactive and responsible for own work
* Good working knowledge of Microsoft Office packages, especially Outlook, Word, and Excel
* Full, clean UK driving licence and own vehicle with insurance for business use
